About the Role:

CBRE is seeking a Sr Facilities Manager to lead facilities operations for a premier financial services organization headquartered in Hartford, CT. This role supports a historic 1.5-million-square-foot corporate campus that serves as a critical workplace environment for thousands of employees. The campus features office buildings, a parking garage, cafeteria, and infrastructure that requires a strong operational leader focused on reliability, safety, and continuous improvement.

Reporting as the senior facilities leader on-site, you will oversee building operations, maintenance, capital planning, financial performance, vendor management, and a team of approximately 20 facilities professionals. This is a highly visible role requiring a hands-on leader who can balance strategic initiatives with day-to-day operational demands while building trusted relationships and ensuring communication, transparency, and partnership.

What You'll Do:

  • Lead all aspects of facilities management, operations, maintenance, and asset performance across a complex 1.5-million-square-foot corporate campus
  • Direct, develop, and mentor a team of approximately 20 facilities professionals, fostering a collaborative and high-performance culture.
  • Manage multiple priorities simultaneously, including capital projects, preventive maintenance programs, corrective repairs, and emergency response activities.
  • Serve as the primary client partner, providing regular updates, operational insights, and strategic recommendations to stakeholders at all levels.
  • Oversee annual operating and capital budgets exceeding $10M, including forecasting, variance management, financial reporting, and budget optimization.
  • Lead vendor procurement activities, develop bid specifications, negotiate service contracts, and manage provider performance across building services and infrastructure programs.
  • Ensure the reliability and performance of critical mechanical, electrical, plumbing, building automation, and fire alarm systems.
  • Partner with district utility providers and support the campus' steam and chilled water infrastructure supplied through a central plant district energy system.
  • Utilize CMMS technology, including SI7 or similar platforms, to drive maintenance planning, reporting, asset management, and continuous improvement initiatives.
  • Identify opportunities to enhance operational efficiency, employee experience, risk mitigation, and long-term asset performance.

What You'll Need:

  • Bachelor's degree preferred, or an equivalent combination of education and experience.
  • Minimum 10 years of hands-on experience with commercial building systems, including HVAC, plumbing, and related facility infrastructure.
  • 5+ years of leadership experience managing facilities teams of 10-20 employees within a complex operational environment.
  • Demonstrated subject matter expertise in mechanical, electrical, and plumbing (MEP) systems and their maintenance, operation, and lifecycle planning.
  • Experience working with district energy systems, including steam and chilled water distribution networks.
  • Strong financial and business acumen, including oversight of annual budgets of $10M or more.
  • Proven success developing bid specifications, managing RFP processes, and negotiating contracts for services such as HVAC, roofing, cleaning, and other building infrastructure programs.
  • Experience working with CMMS platforms, work order management systems, preventive maintenance programs, and emerging technologies including AI-enabled maintenance solutions.
  • Working knowledge of building automation systems (BAS) and fire alarm systems.
  • Exceptional communication skills with the ability to effectively engage frontline staff, executive leadership, vendors, and client stakeholders.
  • Strong customer-service orientation with a commitment to delivering an outstanding employee and workplace experience.
  • A proactive, strategic mindset with the ability to balance immediate operational demands with long-term planning and continuous improvement initiatives.
  • Advanced proficiency with Microsoft Office applications, including PowerPoint, Excel, Outlook, and Word.
  • A hands-on leadership style with a willingness to support the team directly and assist with technical or operational challenges when needed.
