Lead land acquisition and development efforts for new projects across target growth markets. Manage entitlement activities, including rezonings, permitting, and land use approvals, while fostering relationships with local government officials, community stakeholders, and regulatory agencies. Partner with internal and external commercial and technical teams to identify, evaluate, and advance strategic site selection opportunities aligned with organizational growth objectives. Build and manage multidisciplinary teams of consultants, engineers, and third-party service providers to assess site feasibility and development potential. Support the creation of site plans and development strategies that balance market demand, operational requirements, and long-term investment objectives. Lead complex real estate transactions and contract negotiations with landowners, developers, and other key stakeholders. Oversee technical due diligence efforts, including environmental, infrastructure, utility, and engineering evaluations, and develop risk mitigation strategies to support informed acquisition decisions. Collaborate cross-functionally with legal, engineering, construction, finance, public affairs, and operations teams to align real estate initiatives with broader business priorities. Serve as the primary point of contact for project stakeholders, including property owners, utility providers, government agencies, consultants, and internal leadership teams. Translate technical and operational requirements into practical site development solutions that support business goals. Provide oversight throughout the project lifecycle, coordinating infrastructure planning, development activities, and project execution through delivery. Facilitate infrastructure improvement strategies and manage relationships with external development and design partners to ensure project success. Cultivate strong municipal and community relationships while leading approval and entitlement processes. Partner with developers, agencies, and local stakeholders to represent projects during public meetings, hearings, and planning discussions. Prepare investment recommendations, transaction summaries, and business cases for senior leadership, including financial analysis and project status updates. Develop executive-level presentations, strategic planning materials, and project summaries for both internal and external audiences. Support the development and continuous improvement of processes, standards, and best practices related to site selection, acquisitions, contracting, and project delivery.

5+ years of professional experience in site selection, project management, and/or the development of data centers, real estate, or other large infrastructure or capital projects. 5+ years experience developing, negotiating and executing business agreements. Bachelor's Degree. Experience managing relationships and representing business interests with governments, utilities, potential suppliers, and other stakeholders. Comfort communicating commercial, market, and contractual details to management. Experience managing programs across cross functional teams, building processes and coordinating release schedules. Ability to work independently, think creatively, and deliver results with limited direction. Strong negotiation skills. Strong written and verbal communication skills. Strong organizational and project management skills. High attention to detail. Proficient in MS Word, Excel, and PowerPoint. Salesforce is a plus. Travel required.
Preferred Qualifications
Experience in negotiating complex agreements with an understanding of legal terminology and reasoning. Experience interpreting technical or engineering data and making business recommendations.
