Primary Purpose:
PRIMARY PURPOSE OF POSITIONManages all real estate transactional and facilities maintenance and operations functions for the Utility. Manages a business planning process and related programs and initiatives that (a) maximize the asset value of the Utility's real estate and facilities, reduces operating costs and upgrades the delivery of real estate and facilities services, (b) generates revenues through real estate sales, land leasing and infrastructure leasing programs, (c) provides for the procurement of property rights necessary for the Utility's operations and (d) provides for the day-to-day management of the Utility's buildings and facilities and manages the project portfolio to improve facilities. Leads a team of experienced and highly qualified real estate and facilities professionals responsible for the execution of real estate transactions and facilities operations. Manages internal and external resources and activities involved in the day-to-day operations of the Company's portfolio of occupied buildings and facilities. Directs the execution of facilities operations initiatives and programs. Reviews and recommends for approval to Senior Management all real estate transactions for the acquisition or disposition of land and infrastructure assets. Exercises leadership in the area of safety and diversity and sustains a high level of employee commitment among staff. Position may be required to work extended hours for coverage during storms or other energy delivery emergencies.
Primary Duties:
PRIMARY DUTIES AND ACCOUNTABILITIES- Provides transactional real estate and facilities management expertise and direction to direct reports, as needed for structuring and negotiating business terms of complex real estate transactions, and for the effective operation of facilities. (10%)
- Provides day-to-day support as needed by direct reports to address political, regulatory and other external barriers to achieving goals. (10%)
- Ensures that the annual goals specified by the department's business plan are met. (10%)
- Interfaces with senior and key managers across the utility to ensure that real estate transactions and facilities supporting Company operations meet the expectations of internal stakeholders. (10%)
- Establishes and monitors continuous performance improvement measures, to maximize effectiveness and minimize cost of real estate transactions and facilities operations. (10%)
- Exercises leadership to maintain a work environment that promotes diversity, safety and a high level of employee commitment. (10%)
- Manages and oversees work, budget, and performance of internal and external building operations and maintenance personnel. Balance cost control with appropriate building and maintenance services, cost and asset management needs. (5%)
- Collaborates with RE&F Managers corporate wide to ensure that processes for executing real estate transactions and facilities management reflect best real estate and facilities management practices as well as establish common goals. (5%)
- Manages use of outside resources service providers, brokers, appraisers and other consultants for real estate and facilities transactions. (5%)
- Manages and oversees budgets and performance of real estate and facilities services. (5%)
- Manages and oversees the implementation of short and long term operating initiatives designed to assure the delivery of high quality facilities management and transaction services to internal customers. (5%)
- Manages and maintains an environment that fosters a high performance culture and a learning organization. Leads RE&F team in promoting diversity. Serves as a change agent for business initiatives and assures the human element is understood and considered. Assure timely recognition of employee contributions. (5%)
- Works collaboratively with business units in connection with the execution of facilities operating initiatives and programs.
Job Scope:
JOB SCOPEManages and directs up to 65 employees (direct and indirect reports). Manages departmental budgets. Manages all real estate and facilities management functions for the Utility consisting of land, facilities, rights of way and substations. Responsible for meeting all of the real estate and property management requirements of the Utility's transmission, distribution, and support services businesses. Assumes primary accountability to the Utility senior management for the success of all real estate and facilities business plans, programs and initiatives. Directly advises the Utility's senior management on all transactions anywhere within the Utility that involve the purchase, sale, leasing or development of real estate and facilities. Makes policy recommendations to the Utility's senior management concerning real estate related transaction and facility standards and facilitates corporate governance of these standards. Responsible for developing programs that upgrade the delivery of real estate and facilities services across the Utility based on adoption industry best practices. Exercises broad independent judgment and assumes a high level of accountability for the success of real estate and facilities initiatives and programs that establish the agenda for the Department's business plan. Position requires leadership, strategic planning, analytical skills, extensive management experience and keen business judgment.
Minimum Qualifications:
MINIMUM QUALIFICATIONS- Bachelor's Degree with concentration in Business, Engineering, Architecture or related field.
- At least 10 years of experience in operations, business, or, commercial and industrial real estate transactions and management or related areas.
- In lieu of degree, 12-15 years of relevant experience.
- Proven ability to negotiate complex real estate transactions and contracts
- Knowledgeable of Facilities operations and /or Property Management
- Strong analytical and communications skills.
- Demonstrated success in achieving challenging business goals, assuming leadership role and delivering effective solutions to business problems in a corporate setting.
- Effective performance management skills and demonstrated success as a supervisor or manager.
- Proven ability to build consensus, establish trust, communicate effectively and foster culture change.
- Demonstrated ability to implement continuous improvement and best practices,, customer awareness and ability to create value.
- 3-5 years of supervisory experience.

- Annual salary will vary based on a candidate’s skills, qualifications, experience, and other factors: $139,200.00/Yr. – $191,400.00/Yr. plus an additional $25K in Long Term Incentive Plan annually.
