Day to Day Responsibilities:
Job set up
Setting up RFI, Submittal logs, Creating a SOV, getting approved by the customer and submitting to Renee in accounting, Pull permits, Introduction to the customer, establishing contacts for PM and jobsite superintendent
Review the drawings & specifications,
Reading the specifications, Reading the notes on the drawings, Review the drawings enough to explain to the superintendent what we are building, Provide supervision with means to these same items for their use, Provide the sheet metal shop with all the related drawings, submittals and specifications, Coordinate fabrication timetable
Job buy-out
Write PO's for subcontractors, Establish points of contact for the PM and the superintendent, Request and Review their submittals prior to submitting them
Write PO's for Quotables, Request and Review their submittals prior to submitting them, Understand the lead times compared to the schedule
Review and understand the construction schedule
BIM, when needed, Coordinate with GC's team and our team, Get our team the required models from our suppliers such as AHU, RTU, VAV
Subcontractor coordination, Do they know the schedule, Does our superintendent know their point of contact
Setting startup of all equipment, Monthly Billings, Weekly invoice approvals, Completing closeouts
Must-Haves:
TRUE MUST HAVES: Mechanical, Construction, PM, HVAC experience (Commercial not residential)
Does not want someone with residential backgrounds.
Have to be in the mechanical and PM side that has atleast 70%.
Have to be able to read the plans.
Bachelors degree is a nice to have in mechanical or construction
NICE TO HAVE:
Bluebeam is the big software that they need to have. Go and look at plans in Bluebeam and compare change orders and count the grates without having to be babysat.
