Amazon Manufacturing Services (AMS) is seeking a highly experienced and driven Sr. Real Estate Developer to lead the end-to-end construction execution of a new facility located in Indiana. This is a critical leadership role that requires deep construction expertise, exceptional organizational skills, and the ability to navigate complex, fast-paced build environments.

During the construction phase, the Sr. Real Estate Developer will serve as the primary on-site point of contact for all development activities, driving schedule adherence, contractor performance, and budget management. Upon facility launch, this individual will transition into a facilities and Reliability Maintenance Engineering (RME) leadership role, taking ownership of site operations with a team of 7 to 8 direct reports comprising RME engineers and facilities managers.

The ideal candidate brings a combination of large-scale industrial development experience, facilities operations expertise, a strong safety culture, and the leadership capacity to build and develop high-performing teams in a dynamic Amazon manufacturing environment.

Key job responsibilities

Development Phase

  • Own and manage end-to-end development execution for the facility, ensuring the site is delivered on schedule, within budget, and to Amazon quality standards.
  • Drive equipment readiness and facility commissioning to achieve a target milestone completion of December 31, 2026, coordinating all trades and stakeholders to maintain critical path schedules.
  • Enforce and uphold Amazon non-operational guidelines governing building design and requirements, ensuring all development activities align with Amazon internal standards and specifications.
  • Manage the General Contractor (GC) and all subcontractors, including contract administration, performance management, scope verification, and dispute resolution.
  • Maintain rigorous schedule adherence through proactive monitoring of milestones, look-ahead schedules, and timely escalation of risks or delays to project leadership.
  • Ensure full compliance with Amazon Construction Safety Conditions of Satisfaction, OSHA regulations, applicable building codes, and all local, state, and federal permitting requirements.
  • Coordinate closely with engineering, procurement, and equipment teams to integrate facility build-out with equipment installation timelines and operational readiness planning.
  • Manage project budget, review and approve change orders, track financial variances, and provide accurate cost forecasting to senior stakeholders.
  • Serve as the primary on-site point of contact (POC) for all development related communications, including interactions with the GC, inspectors, jurisdictional authorities, and Amazon project leadership.
  • Champion a zero-incident safety culture with a target of 0.0 Total Recordable Incident Rate (TRIR) and 0.0 Days Away, Restricted, or Transferred (DART) rate across all construction activities.

Post-Launch / Facilities and RME Phase

  • Assume the role of site facilities owner following launch, transitioning from construction delivery to ongoing facility operations and maintenance leadership.
  • Lead and develop a team of 4 to 5 RME engineers and 2 to 3 facilities managers, fostering a culture of accountability, continuous improvement, and operational excellence.
  • Design, implement, and manage comprehensive preventive maintenance programs for all building systems, equipment, and critical infrastructure to maximize uptime and reliability.
  • Build and maintain strong vendor relationships, managing service contracts and third-party maintenance providers to ensure quality and cost-effective delivery of facilities services.
  • Drive multi-year capital planning and project pipeline development for facility upgrades, infrastructure improvements, and capacity expansions in alignment with business growth objectives.
  • Ensure ongoing compliance with ISO 9001:2015 quality management system requirements as they relate to facilities operations and maintenance activities.
  • Champion continuous improvement initiatives across facilities and RME functions, leveraging data-driven insights to reduce costs, improve asset reliability, and enhance the work environment.
