Kittle Property Group is looking for a Sr. Regional Manager with expertise in student housing for a property in West Lafayette near Purdue University.

Ideal candidate will have 5+ years of student housing management experience. This property has 473 units (729 beds).

Competitive pay commiserate with experience.


POSITION SUMMARY:

The Senior Regional Manager – Student Housing is responsible for the overall operational, financial, and strategic performance of Launch, a 473 Unit Community in West Lafayette, Indiana. This position provides leadership and direction the Property Manager and onsite teams while ensuring the property achieves budgeted occupancy, revenue, NOI, resident satisfaction, and operational objectives.

The Senior Regional Manager must have a strong understanding of the student housing leasing cycle, university market dynamics, pre-leasing, renewal strategies, resident retention, and annual turn processes. This individual will work closely with executive leadership, asset management, marketing, revenue management, and property teams to maximize portfolio performance and protect asset value.

The ideal candidate is a hands-on leader who can move between strategic portfolio planning and detailed property-level execution, particularly during peak leasing and turn periods.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Portfolio Operations & Leadership

  • Provide leadership and operational oversight for assigned student housing community.
  • Directly supervise Property Manager, and other team members as assigned
  • Establish clear performance expectations and accountability for onsite teams.
  • Conduct regular property visits, operational audits, and leadership meetings.
  • Evaluate staffing levels and organizational structures to ensure properties are appropriately staffed.
  • Identify operational deficiencies and develop corrective action plans.
  • Coach, mentor, and develop property-level leadership.
  • Promote consistency in policies, procedures, customer service, and operational standards.

Leasing & Occupancy

  • Develop and execute portfolio-wide leasing strategies designed to maximize pre-leasing, occupancy, rental rates, and renewal percentages. Reach lender required leasing targets.
  • Monitor weekly leasing velocity, traffic, applications, cancellations, renewals, and availability.
  • Establish property-specific leasing goals based on lender requirements, market conditions and university calendars.
  • Analyze leasing pace against prior years, budget, and competitive properties.
  • Partner with marketing and revenue management teams to adjust pricing, concessions, promotions, and marketing strategies.
  • Ensure onsite teams aggressively manage leads and follow up with prospective residents.
  • Develop strategies to minimize exposure to vacant beds/units during the academic year.
  • Monitor lease expirations, renewal opportunities, and future availability.
  • Ensure properties are positioned appropriately for both traditional academic-year and alternative leasing cycles.

Student Housing Turn / Make-Ready Operations

  • Provide leadership during the annual student housing turn process.
  • Establish detailed turn timelines, budgets, staffing requirements, and vendor expectations.
  • Monitor unit/bed readiness throughout the turn process.
  • Ensure apartments are delivered rent-ready prior to resident move-in.
  • Coordinate with maintenance, housekeeping, contractors, and third-party vendors.
  • Monitor costs against budget and identify opportunities for cost reduction.
  • Establish accountability for completion deadlines and quality standards.
  • Develop contingency plans for unexpected turn volume, staffing shortages, supply issues, or contractor delays.
  • Conduct post-turn reviews to identify opportunities for improvement.

Financial Management

  • Take ownership of portfolio financial performance and NOI results.
  • Review monthly financial statements and identify significant variances.
  • Partner with Property Managers to develop and execute action plans for underperforming assets.
  • Review annual budgets, reforecasts, capital plans, and operating assumptions.
  • Monitor revenue performance, bad debt, concessions, delinquency, payroll, repairs and maintenance, utilities, contract services, and other operating expenses.
  • Identify opportunities to increase revenue and reduce controllable expenses.
  • Ensure properties operate within approved budgets and established financial controls.
  • Participate in ownership and asset management reporting.
  • Monitor capital expenditures and ensure projects are completed on time and within budget.

Resident Experience & Retention

  • Establish high standards for resident satisfaction and customer service.
  • Monitor resident feedback, online reviews, surveys, complaints, and retention trends.
  • Develop initiatives designed to improve resident retention and renewal rates.
  • Ensure onsite teams respond appropriately and timely to resident concerns.
  • Promote strong resident engagement and community-building initiatives.
  • Monitor student/resident satisfaction throughout the academic year.

University & Market Relationships

  • Develop and maintain relationships with universities, colleges, student organizations, housing departments, and other strategic partners where appropriate.
  • Monitor university enrollment trends, housing policies, academic calendars, construction activity, and competitive supply.
  • Understand local student demographics and demand drivers.
  • Monitor competing student housing communities and their pricing, amenities, occupancy, and leasing strategies.
  • Identify opportunities created by university growth, enrollment changes, new development, or changes in university housing policy.

Marketing & Revenue Management

  • Partner with marketing teams to develop effective property-specific marketing strategies.
  • Monitor lead sources, cost per lead, conversion rates, and leasing performance.
  • Ensure marketing strategies align with the student leasing calendar.
  • Review digital presence, reputation management, social media, and advertising performance.
  • Collaborate with revenue management teams to optimize rents and concessions.
  • Ensure pricing strategies are responsive to leasing velocity and competitive market conditions.

Maintenance, Risk & Asset Preservation

  • Ensure communities are maintained to company and ownership standards.
  • Monitor preventative maintenance programs and property inspections.
  • Ensure timely completion of work orders and resident service requests.
  • Review recurring maintenance issues and identify capital or operational solutions.
  • Ensure compliance with safety, fair housing, company, university, and applicable regulatory requirements.
  • Protect the physical condition and long-term value of each asset.

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

  • 4 Year college degree preferred
  • Minium 5 years of student multi-family/multi-site experience.
  • CPM is recommended.
  • Language Skills – Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
  • Math Skills – Ability to calculate discounts, interest, bonuses, proration, percentages, and to apply concepts of algebra and geometry.
  • Reasoning Skills – Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
  • Computer Skills – Intermediate experience with MS Office.
  • Experience working with property management software (i.e., Yardi).
