Staff Property Accountant

Position Overview
We are seeking a
Staff Property Accountant to support the full-cycle accounting of an assigned commercial real estate portfolio. This role is ideal for an early-career accounting professional who already has hands-on property accounting experience and is ready to take greater ownership of month-end close, financial reporting, tenant accounting, CAM reconciliations, and budgeting.
This position offers direct exposure to senior leadership and close collaboration with Property Management and Asset Management. It is a
full-time, on-site position in Cincinnati, Ohio and is not a hybrid or remote opportunity.
Key Responsibilities
Property Accounting & Financial Reporting
Serve as the primary accounting resource for assigned commercial properties.
Perform month-end close activities, including journal entries, accruals, and account reconciliations.
Prepare monthly and quarterly property-level financial statements and reporting packages.
Prepare variance analyses and investigate unusual financial activity.
Complete bank reconciliations and monitor property cash positions.
Record and reconcile rental receipts and resolve discrepancies.
Maintain accurate accounting records across a multi-property portfolio.
Tenant Accounting & Receivables
Set up and maintain tenant ledgers based on executed lease agreements.
Record rent, CAM, and other lease-related charges.
Partner with Accounts Receivable and Property Management to address outstanding tenant balances.
Assist with and prepare annual CAM reconciliations.
Research discrepancies between lease terms, tenant billings, and accounting records.
Accounts Payable & Capital Expenditures
Review property operating and capital expenditure invoices for appropriate coding and documentation.
Ensure invoices follow established approval processes.
Maintain accurate records of property-level expenditures.
Establish and maintain loan payment schedules and amortization tables.
Tax, Compliance & Audit Support
Maintain real estate tax accruals and track tax bills and payment deadlines.
Analyze year-over-year real estate tax variances.
Prepare schedules and documentation for annual audits.
Assist external auditors with requested financial information.
Support quarterly bank reporting and monthly construction management fee calculations.
Monitor accounting and compliance deadlines and communicate potential issues proactively.
Budgeting & Forecasting
Support preparation of annual property budgets.
Assist with CAM, real estate tax, insurance, management fee, and capital expenditure projections.
Partner with Property Management to ensure financial assumptions align with lease requirements and property operations.
Prepare budget-to-actual variance analysis.
Support reforecasting activities throughout the year.
Required Qualifications
Bachelor's degree in Accounting, Finance, or a closely related field.
12+ years of property accounting experience within commercial real estate.
Understanding of general ledger accounting, journal entries, reconciliations, and month-end close.
Strong Microsoft Excel skills.
Excellent attention to detail and commitment to financial accuracy.
Strong analytical and problem-solving abilities.
Ability to manage multiple properties, priorities, and deadlines.
Strong written and verbal communication skills.
Ability to work effectively both independently and as part of a collaborative team.
Preferred Qualifications
Experience with MRI Software.
Exposure to full-cycle accounting for a multi-property commercial real estate portfolio.
Experience preparing or assisting with CAM reconciliations.
Exposure to annual property budgeting and forecasting.
Experience supporting financial audits.
Advanced Excel skills, including pivot tables, VLOOKUP/XLOOKUP, and financial modeling.
CPA designation or active pursuit of CPA licensure.
Ideal Candidate Profile
The strongest candidate will have
direct commercial property accounting experience rather than general accounting experience alone. They should understand how leases flow through the accounting function, including rent charges, CAM, property expenses, reconciliations, and month-end reporting.
This person should be ready to take ownership of an assigned portfolio while still being at a stage in their career where they are eager to learn and grow. Strong attention to detail, responsiveness, organization, and the ability to investigate discrepancies will be essential.
Work Environment
This is a
100% on-site position in Cincinnati, Ohio. Candidates should be comfortable working from the office on a full-time basis;
hybrid and fully remote arrangements are not available for this role.
