Job Description

The Facilities Manager at our student housing community leads the property’s maintenance operations, ensuring all physical aspects of the community are maintained to the highest standard. This role oversees the maintenance team, manages preventative and corrective maintenance schedules, and coordinates Turn and capital project execution to enhance resident satisfaction and asset performance.


Key Responsibilities


Maintenance Operations

  • Develop and implement the property’s preventative maintenance plan
  • Monitor and respond to work orders, ensuring timely completion and follow-up
  • Manage and track maintenance supply inventory and process purchase orders
  • Conduct regular property inspections and ensure cleanliness and safety of grounds and common areas


Team & Vendor Management

  • Supervise and train the facilities team, assigning daily responsibilities and ensuring high-quality work
  • Lead daily maintenance huddles and support technician development
  • Manage third-party vendors and oversee contractor work during projects and Turn
  • Provide hands-on support for escalated maintenance issues or complex repairs


Turn, Capital Projects & Compliance

  • Lead maintenance operations during Turn, ensuring timely unit turnover and quality inspections
  • Support General Manager in planning and executing capital projects
  • Ensure compliance with all OSHA, safety standards, and local regulations
  • Maintain records of inspections, repairs, vendor work, and safety documentation


Resident Experience

  • Respond to urgent resident maintenance issues and ensure service expectations are met
  • Collaborate with the General Manager and leasing team to support move-in/move-out and renewal efforts
  • Promote a culture of professionalism, safety, and responsiveness within the maintenance team
