INTERNSHIP SUMMARY: The Internship Program lasts for 10 weeks, during which you'll have the chance to work at the Harbor Group Management Company corporate office in Richardson, TX. You will actively contribute to the 2027 Capstone Project and have the opportunity to engage with senior leadership across the Multifamily platform. In addition, the program will provide educational exposure to how corporate support functions drive operational and asset performance across a large-scale multifamily portfolio.
Rotational Program:
The Multifamily Operations team sits at the intersection of property operations, analytics, and property performance, supporting regional and property teams across the portfolio through four key functional areas. These areas will require knowledge in market knowledge, operational analytics, utility management, ancillary revenue, and pricing strategy, with hands-on daily deliverables and project deadlines.
You will engage in a rotational program that provides cross-functional experience in the following areas:
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein.
• Develop analytical and operational skills applicable to multifamily real estate, with hands-on exposure to how corporate support functions drive property and portfolio performance.
• Compile and analyze property-level performance data, including occupancy, leasing, delinquency, revenue, and expense, to support portfolio-wide reporting and decision-making.
• Support the development and maintenance of operational dashboards and recurring reporting packages used by Multifamily leadership and regional teams.
• Participate in ad hoc analyses that help regional and property teams identify performance trends and improvement opportunities.
• Assist in reviewing utility billing, expense trends, and budget variance analysis, including coordination with the Company's third-party utility billing vendors.
• Support energy benchmarking efforts and assist in tracking property-level energy and water consumption against internal building performance standards.
• Assist in analyzing ancillary revenue program performance across the portfolio and support evaluation of third-party vendor partnerships against service delivery agreements.
• Support preparation of materials that communicate ancillary program performance and revenue impact to property and regional teams.
• Assist with monitoring pricing and revenue management system recommendations, and support preparation of market surveys and competitive rent analyses to inform portfolio-level pricing strategy.
• Participate in cross-functional reviews and decision point discussions, gaining exposure to how operational, financial, and compliance considerations are evaluated across the Multifamily portfolio.
