Job Summary
Supervise and manage labor, trades, subcontractors, and suppliers for successful construction execution.  Projects are to be completed within the budget and schedule constraints provided and to the quality of workmanship specified. In the performance of this function, the Assistant Superintendent shall be responsible to protect and promote Neapolis Construction’s interests in all matters and do what is reasonably necessary to discharge the duties and responsibilities as follows.  This position reports to the General Superintendent.
 
Essential Job Duties and Responsibilities
  • Provide leadership to establish and maintain effective and harmonious working relationships with on-site staff, labor, subcontractors, and suppliers, promoting positive project morale and collaboration.
  • Have a thorough and complete knowledge and understanding of each construction contract, subcontract and Contract Document in order to develop and manage the on-site procedure(s) and processes.
  • Assist in the development and refinement of the project schedule and manage the schedule and subcontractors to ensure the required contracted dates are met.  This also includes the ongoing maintenance, verification, and updates to the schedule.
  • Review and manage the construction program and logistics plan, including quality control procedures, safety and security practices, field office location and layout, storage, temporary utilities, staging areas, equipment, and manpower.
  • Coordinate, direct, and monitor the Neapolis field team members and manage the activities of the subcontractors, suppliers, and field labor.
  • Verify each subcontractor is executing its work consistent with its contractual requirements and as condition precedent to beginning its work at the job site. This includes confirming with the Neapolis project manager that subcontracts, certificates of insurance, and safety programs are in place.
  • Manage the project safety and Covid-19 response programs and host required weekly job-site safety meetings, ensuring attendance sheets are maintained and provide documentation as required.
  • In coordination with the General Superintendent, host and direct weekly subcontractor and field labor coordination meetings to review schedule, logistics, and safety coordination. Provide and maintain meeting minutes.
  • Examine, understand and evaluate each Contract Document(s) for design understanding, construction execution, potential design deficiencies, impractical details, and possible code violations. Issue RFIs as appropriate or bring these items to the attention of the project manager who will issue RFIs.
  • Complete required Neapolis Construction daily reports documenting weather, field labor, incidents, and deficiencies.  
  • Inspect safety equipment and supplies.
  • Keep a sufficient supply of the proper NC report forms, safety equipment, a camera, walkie-talkies (if any), flashlight, binoculars (if required), measuring tape, supplies and other required incidentals are at hand.
  • Ensure all required permits or licenses have been obtained in advance of their scheduled need, and that a weatherproof bulletin board is installed on which all required safety notices are posted.
  • Coordinate, cooperate and attend the activities of the inspecting authorities having jurisdiction for required inspection and correct any remedial actions indicated by the reports from these agencies, including any required third-party special inspection companies. Ensure inspections are scheduled in a timely manner to avoid delays to the schedule.
  • Receive and review the subcontractors’ daily reports of work done and labor and material employed.
  • Complete daily job site reports in ProCore.
  • Review layouts and seek confirmation of accuracy using Contract Documents and submittals.
  • Review, approve and/or adjust all time and material work vouchers on a daily basis to ensure accuracy and clear documentation of specific work completed and the responsibility for the cost of the work.
  • Assist management with the review and approval of subcontractor’s monthly requests for payment.
  • Track and document all as-built drawings on a weekly basis to ensure accuracy at the completion of the project. 
 
Safety
Ensure each subcontractor follows the site logistics plans and Neapolis site rules and enforces its own safety program, including the holding of toolbox safety meetings. Refer and adhere to the Neapolis Construction Safety Manual and Covid-19 Response Plan for further instruction and OSHA regulations.
 
Education, Experience, and Skills Required
  • Bachelor’s degree in engineering, construction management, architecture, or related field of study from an accredited college or university is preferred.
  • Previous experience in the construction, construction management, engineering, or architectural fields
  • 7+ years of related work experience
  • Able to read contract documents (e.g. plans and specifications, conditions of approval, contracts and agreements, consultant reports, etc.)
  • Have an understanding of project costs and cost review and analysis
  • Excellent verbal and written communication skills
  • Collaborative, team building approach
  • Effectively use the following computer programs:
    • ProCore Construction Management Software
    • Microsoft Office Suite (e.g. Outlook, Excel, Word, Powerpoint, etc.)
    • Microsoft Project
    • BlueBeam Revu and/or Adobe Acrobat
    • BOX Cloud Storage
    • WebEx Conferencing
    • Ring Central
 
·        All employees are required to have an up to date CPR/AED certificate.
·        Thirty (30) hour OSHA training.
