Construction Superintendent (T.I., Ground-Up, Federal & K-12)
Position Overview
We are seeking a seasoned Construction Superintendent to lead field operations across Tenant Improvement (T.I.), ground-up, federal, and K-12 school projects. The Superintendent will be responsible for on-site leadership, schedule and quality control, safety and compliance, and coordination with project management, subcontractors, owners, and inspectors to deliver projects on time, within budget, and to specification.
Key Responsibilities
- Provide day-to-day on-site leadership for T.I., ground-up, federal, and K-12 construction projects, ensuring work is completed safely, on schedule, and per contract documents.
- Supervise, mentor and coordinate subcontractors, trade foremen and construction crews to maintain productivity and quality standards.
- Develop, maintain and drive the project schedule; coordinate sequencing of trades, deliveries, inspections and owner occupancy/turnover activities.
- Implement and enforce safety programs and jobsite controls in accordance with OSHA standards and owner requirements; lead safety meetings and daily huddles.
- Manage quality assurance and quality control processes including reviewing submittals/RFI responses, conducting inspections, and ensuring corrective actions are taken promptly.
- Maintain daily field logs, progress reports, photo documentation, manpower and equipment records, and communicate status to the project team and stakeholders.
- Coordinate with permitting authorities, municipal inspectors and owner representatives to secure inspections and approvals; ensure compliance with federal, municipal and K-12-specific regulations and requirements.
- Support cost control by monitoring labor productivity, material usage, change requests, and assisting project management with forecasting and mitigation strategies.
- Oversee tenant improvement coordination including phased turnovers, tenant protection, punch lists and final closeout documentation.
- Utilize project management tools and systems (Procore preferred) to document, track and communicate project information, RFIs, submittals and schedules.
- Facilitate owner walkthroughs, subcontractor meetings and cross-functional coordination to proactively resolve issues and maintain project momentum.
Qualifications
- Minimum 5+ years of experience as a Construction Superintendent on Tenant Improvement, ground-up, federal and K-12 projects (or equivalent combination).
- Proven track record of successfully delivering projects on schedule, within budget and meeting quality expectations.
- Strong knowledge of construction means and methods, contract documents, drawings, specifications, and construction scheduling.
- Experience interacting with federal agencies, municipal permitting authorities, and K-12 facility requirements and background check/security protocols.
- Excellent leadership, communication and interpersonal skills with the ability to manage diverse trade partners and site personnel.
- Working knowledge of Procore or similar construction management software preferred.
- OSHA 30 certification preferred or equivalent safety training.
- Familiarity with office building and tenant improvement workflows and phased turnover processes.
- Valid driver's license and reliable transportation; ability to travel between job sites as required.
- Ability to read and interpret drawings, conduct quality inspections, and prepare clear field reports and documentation.
