Position Overview
We are seeking an experienced Construction Superintendent to oversee the day-to-day field operations for multi-family residential projects including garden-style, podium, and mid-rise apartment buildings. The Superintendent will be responsible for ensuring projects are built safely, on schedule, within budget, and to quality standards. This role requires strong leadership, hands-on construction experience, and the ability to coordinate subcontractors, trades, and site logistics across multiple units and phases.
Key Responsibilities
- Manage all daily on-site construction activities for multi-family projects (garden-style, podium, mid-rise), ensuring work proceeds safely, efficiently, and in accordance with plans and specifications.
- Coordinate and supervise subcontractors, trades, and on-site labor; assign tasks, monitor productivity, and resolve conflicts to maintain schedule adherence.
- Implement and enforce project safety programs and OSHA-compliant practices; conduct regular safety inspections and toolbox talks.
- Monitor project schedule and sequencing for multiple building units and phases; identify delays or conflicts and develop recovery plans with project management.
- Review construction drawings, submittals, and RFIs; verify work for quality, code compliance, and alignment with contract documents.
- Conduct daily site inspections, track progress, document conditions, and maintain accurate field reports, logs, and photographs.
- Manage materials on-site, including deliveries, storage, and protection of finishes; coordinate with procurement to mitigate shortages or long-lead items.
- Collaborate with project managers, superintendents for other trades, and owners to communicate progress, change orders, and potential impacts to scope or budget.
- Oversee punch lists, commissioning, and turnover activities for completed units and buildings; ensure final inspections and closeout documentation are completed.
- Mentor and train junior field staff and subcontractor crews to maintain consistent workmanship and adherence to project standards.
Qualifications
- 5+ years of experience as a Construction Superintendent or similar field leadership role on multi-family residential projects (garden-style, podium, or mid-rise preferred).
- Proven track record managing apartment construction projects with multiple units and building phases; experience with both new construction and renovation work is a plus.
- Strong knowledge of construction methods, sequencing, means and methods for podium decks, structural systems, and building envelopes.
- Familiarity with local building codes, inspections processes, and quality control standards relevant to multi-family housing.
- Excellent communication and leadership skills; ability to coordinate diverse subcontractor teams and maintain productive working relationships with project stakeholders.
- Proficient in reading plans, specifications, and submittals; comfortable using project management and field documentation tools (e.g., Procore, PlanGrid, Fieldwire, or similar).
- Demonstrated ability to manage schedules, anticipate conflicts, and implement corrective actions to meet milestones and unit delivery targets.
- Valid drivers license; OSHA 10/30 and First Aid/CPR certification preferred. OSHA/safety certifications and relevant trade education or technical training are a plus.
