Position Summary
Responsible for effectively supervising custodial personnel in maintaining a clean, safe, and effective work environment. Oversee the maintenance and upkeep of buildings and surrounding grounds. Ensure that the physical environment remains safe, clean, and well-functioning for students and staff.
Duties & Responsibilities
Direct and manage employees in and operations of the facilities functions, ensuring services meet the needs of the department, College, and established guidelines.
Schedule work activities and adjust workloads to compensate for scheduled and unscheduled absences, changing priorities, events, and special custodial projects.
Manage the maintenance and repair of vehicles, equipment, and buildings.
Coordinate preventive maintenance schedules to minimize disruptions and extend the lifespan of equipment, facilities, and grounds.
Oversee landscaping, snow removal, groundskeeping, and outdoor areas to maintain an attractive and safe environment.
Develop and manage facility budgets in order to provide the resources needed to meet the needs of the college.
Monitor expenses, allocate resources efficiently, and identify cost-saving opportunities.
Oversee the work order management process, inventory management process, and all computerized building control systems.
Procure supplies, service agreements, and services; which includes responsibility for managing the district-wide replacement of standard facilities equipment.
Develop professional, collaborative and effective team of personnel through employee training of proper methods and use of materials and equipment for safe and effective work performance; evaluating individual performances to meet established standards; providing required performance reviews; and making recommendations regarding staffing.
Foster an environment to improve the performance of the service team(s) and/or department.
Mentor team in providing exceptional service outcomes to departments, college and community groups using the facilities.
Ensure operations, reporting, and records maintenance in areas of responsibility are in accordance and compliance with state, federal, and WTCS (Wisconsin Technical College System) policies; including OSHA regulations.
Keep record of and access to all Mid-State contracts that originate from Facilities.
Coordinate setup and teardown of classrooms, labs, meetings, and special events.
Monitor and oversee campus building automation systems (BAS/BMS) including HVAC controls, energy management systems, security systems, and fire alarm monitoring systems.
Coordinate scheduling, operation, troubleshooting, and optimization of HVAC control systems to maintain occupant comfort and energy efficiency.
Respond to alarms, system notifications, and operational issues related to building automation systems.
Work with internal staff and external vendors to maintain, repair, and upgrade automated building systems and related software.
Assist in developing energy conservation strategies and operational efficiencies through building automation technologies.
Perform and supervise light construction, remodeling, and renovation projects including carpentry, painting, flooring, drywall repair, ceiling work, office reconfiguration, and minor interior improvements.
Responsible for following and implementing Emergency Response Procedures for inclement weather. Work closely with Director, Safety and Security along with other campus leads.
Other duties as assigned.
Qualifications
Associate degree or technical diploma in a technical or a related field required.
Minimum of three years of maintenance, custodial, or related experience required.
Prior experience in supervisory roles, especially in custodial services or building maintenance, is required.
Experience working with building automation systems, HVAC controls, security systems, or fire alarm systems preferred.
Valid driver’s license required.
Must possess excellent problem resolution, organizational, interpersonal, communication, and project management skills.
