Job Description

Supervisors organize schedules and assign work activity. Perform or acquire training to ensure that associates have the required skills needed to perform daily task. Oversee and coordinate the maintenance associates that maintain and repair electrical, plumbing, ventilation and other facilities repairs and building systems. Additional responsibilities include fire and life safety protocols, project and utilities outage coordination and property site and vehicle fleet maintenance management.

Manages and directs daily maintenance activities of the hospital and property maintenance teams, including contractors and 50+ multiple buildings entities and preventive maintenance of equipment and systems.

Monitoring work orders and all Critical PMs and motivate staff to get completed. Responsible for Programming cost code's locations and new equipment inventory and scheduling the preventive maintenance schedules, tasks...tagging of equipment. Collecting / filing and reviewing PMs / other reports needed for Joint Commission.

Collect and review testing and other PM reports making sure that the corrections are made in accordance with department policies and procedures. Repairs should be documented received and complete and then filed in Binders. Review pm sheets to make sure PM's are completed and documentation is complete and turned in on time.

Work Order System - Use of the work order system to enter work orders and extract data. Check work orders daily to ensure that the backlog of the work orders get Coordinate with shops for completion.

Project and Repairs Customer Service follow-up on issues or new request both campus and outbuildings Working with contractors providing. In-services, Permits etc. Reviewing and scheduling of repairs and assigned projects. Get pricing for repairs or replacement

TCH point, Issuing PO to Vendors, Filing Lawson orders Signing for orders, Distributing Orders when arrive, Affirming PO Invoice

Maintaining Blanket PO Spreadsheets, Follow-up of with vendors.

Performing Payroll in report express.

Update monthly boiler operation logs for EPA Updating Generators Log - Generator load spread sheets (JCAHO)

Fill out employee evaluations Interviewing for open positions and coordinate training. Assist with capital repair budgets. Update department policies and procedure

Additional responsibilities include, fire and life safety protocols, responsible for the development and maintenance record keeping and reporting system in compliance MSD, OSHA, CMS, JCAHO, and State/ federal organizations. Responsible for the following reports audits and renewals: EPA Reports, Title V permits.

Focuses on quality assurance and control and chemical treatment processes like collection and distribution systems.

  • Environmental sampling
  • Environmental regulations and permits
  • Water and Wastewater treatment analysis
  • Work with third parties following up on testing results and action plans.
  • Maintain monthly Chlorine sampling sheet for the enterprise.
  • Coordinate meetings with other departments and consultants.
  • Perform MSD annual audits with MSD
  • Meets with ODH and CDC on occasion.


Qualifications

KNOWLEDGE AND SKILLS:

EDUCATION: Minimum high school diploma or GED required.

YEARS OF EXPERIENCE: 5 years minimum experience in maintenance operations within a hospital setting.

Preferred:

Degree in Associates of Applied Science in Environmental Engineering Technology- Water and Wastewater management a Plus.

State of Ohio fire Protection License and completion of NFPA 101 training as it relates to healthcare a plus.

Ohio Stationary Engineers License

EPA TYPE-1 Refrigerant Certification

REQUIRED SKILLS AND KNOWLEDGE: Extensive knowledge of hospital maintenance operations in plumbing, electrical, carpentry, general maintenance, painting, HVAC, and a working knowledge of excel, word. Ability to read and interpret blueprints, wiring control diagrams, ability to input and extract computer data. Ability to read and understand building codes.
