Position Overview
The Millstone Township School District is seeking a qualified and experienced Supervisor of Buildings & Grounds to oversee the operation, maintenance, safety, and improvement of all district facilities and grounds. The successful candidate will provide direct leadership to custodial and maintenance personnel; coordinate preventive and corrective maintenance; support regulatory compliance and long-range facilities planning; and ensure that district facilities are clean, safe, efficient, and well maintained.
Qualifications
- Valid New Jersey Certified Educational Facilities Manager (CEFM) certification and current NJDOE authorization to serve required
- Valid New Jersey Black Seal Boiler Operator's License, high-pressure or low-pressure as applicable, required
- Valid driver's license required; Commercial Driver's License (CDL) preferred
- Strong working knowledge of HVAC/R, boiler systems, electrical systems, plumbing, building automation systems, structural maintenance, occupational safety requirements, and applicable State facilities codes
- Knowledge of preventive maintenance, custodial operations, grounds maintenance, work-order systems, and school or commercial construction
- Previous supervisory experience in facilities maintenance, custodial operations, or a related field preferred
- Ability to prepare and manage schedules, budgets, inventories, specifications, and facilities records
- Ability to respond to facility emergencies and severe-weather operations outside normal working hours
- Excellent communication, interpersonal, vendor management, problem-solving, and organizational skills, with a demonstrated ability to collaborate effectively across multidisciplinary teams
- Must successfully complete a New Jersey Department of Education Criminal History Background Check before employment
Performance Responsibilities
- Staff Leadership: Supervises, trains, assigns, schedules, and evaluates district custodial and maintenance personnel in accordance with district policies and applicable collective negotiations agreements. Participates in the recruitment and recommendation of qualified personnel and establishes daily work assignments, shift coverage, and summer and recess cleaning programs.
- Operations and Maintenance: Plans and directs custodial, maintenance, repair, and grounds operations throughout the district. Maintains an effective preventative-maintenance and work-order system and ensures that appropriate supplies, materials, tools, and equipment are available and properly maintained.
- Facility Inspections and Compliance: Conducts routine inspections of buildings, grounds, athletic fields, equipment, and building systems. Coordinates and monitors required inspections, testing, permits, certifications, and corrective actions performed by authorized agencies, licensed professionals, and qualified vendors.
- Facilities Planning: Works collaboratively with the School Business Administrator and appropriate district professionals to develop and implement the Comprehensive Maintenance Plan and Five-Year Long-Range Facilities Plan in accordance with applicable New Jersey requirements. Identifies capital needs and recommends priorities for facility repair, replacement, and improvement.
- Safety and Regulatory Requirements: Supports district compliance with applicable health, safety, environmental, fire, building, and occupational-safety requirements. Maintains required facilities documentation and promptly communicates safety concerns and recommended corrective actions to the School Business Administrator.
- Budget and Purchasing Support: Assists the School Business Administrator in developing and monitoring the annual facilities budget, including custodial and maintenance supplies, equipment, utilities, contracted services, and capital needs. Assists in preparing specifications and obtaining proposals in accordance with applicable purchasing requirements.
- Vendor and Project Oversight: Oversees the work of outside contractors and service providers. Confirms that authorized work has been completed satisfactorily and provides appropriate documentation before recommending payment.
- School and Event Support: Coordinates facility and grounds preparation for school programs, athletic events, extracurricular activities, Board meetings, and approved community use of district facilities. Confers regularly with building administrators regarding facility needs and operational concerns.
- Emergency Response: Serves as the primary facilities contact for alarms, utility disruptions, equipment failures, severe weather, snow and ice removal, and other facility emergencies. Must be available to respond outside normal working hours when necessary.
- Performs other duties consistent with the position as assigned by the School Business Administrator or Superintendent.

Salary Range: $110,000 to $125,000
Salary & Benefits: *Per negotiated agreement, based on relevant experience and established placement criteria.
