    Job Description

    The Director of Corporate Real Estate is responsible for partnering with the Executive Team, and FP&A, to provide strategic leadership and oversight for the development and execution of the Bank's Corporate Real Estate strategies, processes, and initiatives as well as all operations and staff of the Corporate Real Estate Department. This individual will also be responsible for and oversee Portfolio Management (including all lease administration), Construction Management, Building Maintenance & Management, Bank Equipment (including ATMs), strategic direction and resulting initiatives, as well as establishing and managing, the operating and capital budgets for the Real Estate Portfolio.

    • Develop the annual Corporate Real Estate department budget.
    • Engage in relationships with contractors, architects, and other service providers to ensure projects are completed on time and within budget.
    • Work effectively with executive management, senior leadership, and bank personnel.
    • Adhere to compliance standards and Standard Operating Procedures including Bank Secrecy Act (BSA).
    • Actively protect confidentiality of customer and account information. Demonstrate Horizon Bank's commitment to the communities we serve through involvement in local organizations as well as internal and external events.

    Real Estate Portfolio Management:

    • Establish a 3-5 Year Plan to enhance the real estate portfolio through right sizing initiatives, relocations, acquisitions, dispositions, new construction, major remodels, and leasehold improvement plans.

    • Collaborate with Executive Management to develop and execute on the Retail Bank and ATM/ITM distribution network strategy. Collaborate to align with Client Experience and Digital Banking Strategies.

    • Lease Portfolio Management, including negotiating new building and off-site ATM leases, extensions, and renewals, for the Bank as Tenant and Landlord.

    • Develop and maintain standard lease documents.

    • Oversee tenant lease portfolio and financial reporting.

    • Provide guidance, oversight, and responsibility for:

    • Update or development of all real estate related policies, procedures, and standards.

    • Reporting on Occupancy Net respective General Ledger categories and develop occupancy data dashboard including appropriate benchmarks.

    • Work with Finance to ensure proper processing of property taxes, facility operating and maintenance costs and lease related transactions.

    • Space Management

    • Develop programs to support sustainability and continuous improvement initiatives in the management and operations of the banks retail and operational real estate.

    • Assist Executive and Unit management in developing long-term workspace plans that blend best practices focused on practical expense management while establishing workplaces which assist in recruiting efforts.

    • Evaluate and maintain workspace benchmark data.

    Construction Management:

    • Management and oversight of the Corporate Real Estate for the Bank. Establish and oversee execution of all construction related initiatives.

    • Develop and oversee standard project management processes for land and building acquisitions, dispositions, new construction, and major remodeling projects.

    • Develop and oversee FF&E standards, and coordinate with unit management, the IT Department, Purchasing and other stakeholders.

    • Participate in major construction projects as the senior project lead. Assist the Corporate Construction Manager, as needed, with the following:

    • RFP and bidding processes for goods and services.

    • Development of project plans.

    • Reporting on ongoing projects, including timeline and budgets

    • Oversee all due diligence of land and building acquisitions.

    • Work with business unit management, IT and Bank operations on new installations, upgrades, and movement of ATMs/ITMs.

    Ensure Tier 2 projects follow developed workflows and accounting protocols and are reported with all construction activities to Executive Management Finance/Other Key Initiatives:

    • Involvement in Real Estate due diligence for M&A activities.
    • Ongoing collaboration with FP&A and Finance Teams to establish accurate OPEX and CAPEX annual budgets, as well as tracking monthly, quarterly, and annual actual performance.
    • Maintain a strong focus towards risk management and mitigation, collaborating with Internal Audit, SOX and Compliance to maintain appropriate procedures and administration of key controls.

    Building Management

    • Oversight of all property management, repairs, and maintenance initiatives.
    • Collaboration with Vendor Management and the Insurance team to effectively manage and mitigate on site physical risk.
    • Oversight of physical building security and centralized electronic access.
    • Ensure compliance with all necessary laws and regulations.

    Participate in ongoing training as required for the position and apply knowledge in daily tasks

    • Provide overall leadership the Corporate Real Estate Department.
    • Manage and develop Corporate Real Estate staff in accordance with company policies and annual operating plans.
    • Lead recruitment efforts and partner with Human Resources to recruit, hire, develop and retain a talented and diverse workforce.
    • Coordinate training for new hires and in conjunction with performance and developmental needs.
    • Monitor behavior and results to effectively coach and motivate team members to achieve service and sales goals.
    • Prepare and conduct scheduled performance evaluations. Address and document performance issues.
    • Schedule employees, manage time off requests and approve weekly timecards.
    • Responsible for building and developing a successful team as well as staff retention. Involve staff in planning, decision-making and process improvement.
    • Responsible for encouraging continuous enhancement of subordinates' knowledge and competencies to foster their successful career advancement.
    • Bachelor's degree is required. Degree in facility management, architecture and/or engineering preferred.
    • Ten years of progressively responsible experience related to real estate construction and development, building systems and maintenance, negotiation of real estate sales and construction contracts, and facility or ground Supervisory experience required.
    • Ability to read, analyze, and interpret the most complex documents. Ability to respond effectively to the most sensitive inquiries or complaints. Ability to write speeches and articles using original or innovative techniques or style. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management, public groups, and/or boards of directors.
    • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
    • Ability to create, modify and interpret excel spreadsheets including functions, pivot tables, conditional formatting, graphs, charts, etc. Proficient in common Microsoft suite of applications including Word, PowerPoint, Excel, OneNote, and MS Project.

    Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
