Tax Manager

Position Overview

We are seeking an experienced Tax Manager to lead the tax function for a dynamic real estate organization with a portfolio that includes both affordable housing developments utilizing Low-Income Housing Tax Credits (LIHTC) and conventional market-rate properties. This position is responsible for managing the company's overall tax compliance strategy, coordinating with outside tax advisors, supporting investor reporting, and providing guidance on the tax implications of acquisitions, dispositions, and ongoing operations.

The ideal candidate is highly organized, possesses a strong understanding of partnership taxation, and thrives in an environment with numerous legal entities, strict filing deadlines, and complex reporting requirements.

Primary Responsibilities

  • Direct the annual tax compliance process for a large portfolio of partnership, corporate, and individual tax returns across multiple real estate entities.
  • Partner with outside CPA firms to coordinate the preparation, review, and timely filing of federal, state, and local tax returns.
  • Perform detailed reviews of completed tax returns to verify accuracy, consistency with financial records, and compliance with partnership agreements.
  • Manage the preparation and distribution of Schedule K-1s while maintaining accurate investor records and distribution tracking.
  • Organize and provide supporting tax documentation, including trial balances, depreciation schedules, capital account information, cost certifications, and other required financial records.
  • Oversee tax reporting requirements related to LIHTC properties, ensuring supporting information such as eligible basis calculations, placed-in-service dates, and tax credit allocations is accurate and complete.
  • Work closely with external tax advisors to ensure tax credit information is properly reflected on partnership filings.
  • Evaluate the tax impact of real estate sales and other transactions by analyzing gain or loss recognition, depreciation recapture, and ownership allocation considerations.
  • Maintain comprehensive tracking systems for tax return status, filing deadlines, estimated tax payments, investor reporting, and required documentation.
  • Ensure all federal, state, and local tax obligations are completed accurately and submitted on schedule.
  • Identify opportunities to improve tax processes, strengthen internal controls, and increase operational efficiency.
  • Assist with annual tax planning by preparing taxable income projections, estimated tax calculations, and cash flow forecasts for both affordable housing and market-rate portfolios.
  • Serve as the primary liaison with taxing authorities, responding to notices, resolving tax issues, and coordinating audits or inquiries when necessary.
  • Maintain detailed records of tax correspondence and monitor outstanding matters through resolution.
  • Collaborate with finance, accounting, development, asset management, and investor relations teams to support ongoing tax planning and reporting initiatives.

Qualifications

Required

  • Bachelor's degree in Accounting, Finance, or a related discipline.
  • Five or more years of progressive tax experience, with significant exposure to real estate partnerships.
  • Working knowledge of partnership taxation, LIHTC programs, and real estate tax concepts, including depreciation.
  • Experience reviewing partnership tax returns, Schedule K-1s, and related tax workpapers.
  • Strong organizational, analytical, and project management skills with the ability to oversee numerous entities and filing deadlines simultaneously.
  • Excellent communication skills and experience collaborating with outside accounting firms and internal stakeholders.

Preferred

  • Certified Public Accountant (CPA) designation or Master's degree in Taxation.
  • Background supporting real estate developers, owners, or investment firms with complex partnership structures.
  • Experience with multi-tier ownership entities, investor reporting, and tax planning for real estate investment portfolios.
