Job Summary

Performs moderately complex facility tasks, functions and maintenance duties. Under the general supervision of the CBRE Facility Manager, will have lead responsibilities in overseeing and assigning Building Services/facility maintenance/utility staff and outside cleaning vendor to complete tasks. These tasks will be carried out in two locations: The Needham Lab located at 152 Second Ave and Needham Cardiology located at 100 Second Ave Needham, MA.

 

Primary Job Functions

  • Assists and checks facility to ensure security, cleaning, mail, maintenance, conference room set ups, and delivery functions are performed. Assigns, leads/monitors and/or performs utility, Building Services and maintenance work functions; ensures all work is addressed and completed. Orients and trains staff and maintain liaisons with internal staff and outside vendors.
  • Performs routine maintenance and minor repairs (non-licensed) utilizing a variety of tools, ensuring proper operation of equipment and assists in the training of the use of all equipment. Responsible for using paper tracking/filing and automated systems.
  • Notifies Facilities Manager regarding staffing issues/problems, emergencies, system malfunctions or other major problems. Reviews with Facilities Manager assigned projects and provides feedback/progress.
  • Monitors, maintains and tracks facility systems; example SI7 work order system, HVAC BAS system, and responds to problems according to protocol.
  • Coordinates work orders with facility departments and keep department Supervisor/Team Lead up to date on the progress of a problem or repair. Maintains records, logs, and reports for the facility.
  • May do one or more of the following: open or close facility, train Utility worker, notify authorities or on call staffing regarding emergency situations, assist with conference rooms set ups, breakdowns and clean up from meetings. Maintain storeroom inventory, order and receive supplies, enter receipts.
  • Assist with timesheet completion of staff, assist with the coordination of holiday coverage and time off requests of staff, assist with utility/maintenance/inventory functions.
  • Performs other duties as assigned.

 

Education, Experience and Certification

  • High School Diploma or equivalent education
  • 3-5 years experience in general maintenance/ repair techniques or similar role
  • 3 module, 8 hour training sessions provided by Hazardous Waste vendor Triumvirate
  • Valid current driver’s license (Class III) required

 

Working Conditions

  • Busy environment with frequent interruptions. Work requires frequent lifting, standing, carrying, moving and walking. Requires lifting a minimum of 30 pounds. Work involves routine exposure to the elements and moderate exposure to chemical substances.

 

Knowledge, Skills, and Abilities

  • Overall knowledge of cleaning procedures, inventory management and receiving, mail room functions and building maintenance required.
  • Able to work evenings, weekends and holidays.
  • Able to use all electronic tools and applications relevant to the performance of the duties of the position, including but not limited to phone, keyboard, computer and computer applications.
  • Performs all job functions in compliance with applicable federal, state, local and company policies and procedures.
  • Accesses only the minimum necessary protected health information (PHI) for the performance of job duties. Actively protects the confidentiality and privacy of all protected health information they access in all its forms (written, verbal, and electronic, etc.) taking reasonable precautions to prohibit unauthorized access. Complies with all Atrius Health and departmental privacy policies, procedures and protocols. Follows HIPAA privacy guidelines without deviation when handling protected health information
