Overview
ABM Facility Support Services is seeking an experienced Technical Operations HVAC Specialist for our operations, projects, and maintenance contracts nationwide. The HVAC Specialist will be responsible for supporting and/or completing tasks assigned by the Director of Operations and/or their designee.
Responsibilities
1. Responsible for assisting in project management duties including, but not limited to, client meetings, drafting project schedules, vendor management, etc.
2. Writing Methods of Procedures (MOPs) and the like for specific tasks and/or projects.
3. Coordinating project tasks for employees in various labor categories (tradespeople, HVAC Technicians, etc.) and subcontractors.
4. Tracking costs and labor on projects and work tasks.
5. Submitting quotes and approving invoices.
6. Assisting with RFPs, RFIs, submittals and other project or task related efforts.
7. Developing estimates for projects or tasks.
8. Supporting system HVAC designs and maintenance programs.
9. Working with tools on HVAC installations, PMs, etc. as needed.
10. Utilizing HVAC codes and ASHRAE guidelines for providing services and completing tasks.
11. Ensuring compliance with security, safety, property control, HAZMAT, training, and purchasing policies.
12. Inspecting work to ensure conformance to specifications, schedules, and safety regulations as part of the Quality Control Program.
13. Ensuring that all federal, state, and local code requirements are administered on tasks and projects.
14. Achieving high customer satisfaction through effective communication of both technical and nontechnical topics with all levels of the organization both verbally and in writing.
15. Ensuring all safety regulations are closely adhered to and related documentation is completed as required.
16. Ensuring compliance to all ASHRAE, OSHA, State Department and Labor Department polices, codes and guidelines.
17. Performing other duties as assigned. (job duties may be modified at any time).
Qualifications
• Five (5) years of HVAC trade experience in construction, facility maintenance, and/or critical
facility environments.
• Journeyman HVAC license, Master HVAC license, or Mechanical Engineer Degree is preferred.
• Two (2) years of technical writing experience is preferred.
• Highschool Diploma or GED is required.
• Universal CFC
• Strong understanding of mechanical engineering principles, procedures, and standards is
preferred.
• In depth knowledge of HVAC systems including, but not limited to, chiller systems, CRAC units,
Air handler units, etc.
• Experience administering Quality Control and Safety programs is preferred.
• Experience working in critical facility environment is preferred.

• Ability to troubleshoot HVAC systems and controls.

• Strong Organizational skills and attention to detail.
• Excellent Verbal and Written Communication skills.
• Proficient with Microsoft programs (Word, Excel, Project, etc.).
PHYSICAL DEMANDS AND WORK ENVIRONMENTAL FACTORS:
The position requires frequent prolonged sitting in an office environment. The employee will have to enter jobsite environments that require PPE (safety shoes, safety glasses, hard hat, etc.). The employee may have to turn head and torso, bend and flex arms, wrists, and fingers, reach with hands and arms, lift, or move objects weighing 50 lbs. or more. Position requires that the employee has full use of eyes and ears and full power of speech.
Additional Factors:
This position requires eligibility to obtain a Top Secret FSP security clearance with the United States Government.
This position may require travel up to 40% of the time.
