ProSource is searching for a contract Title Abstractor for a short-term contract role in the Madison, WI area.
Title Abstractor is responsible for working independently to conduct title searches and examine real estate records to determine the legal status of property titles. They will work closely with attorneys, real estate agents, and other professionals to ensure the accuracy and completeness of property records and work to resolve any issues that may arise during the title search process.
Responsibilities & Essential Job Functions:
The Title Abstractor will be responsible for the following Tasks:
- Work independently to conduct title searches and examine property records to determine the legal status of property titles for parcels impacted by right of way acquisition.
- Analyze and interpret legal documents, including deeds, mortgages, liens, judgments, and easements.
- Identify and resolve any issues that may arise during the title search process, such as outstanding liens, encumbrances, or other legal claims.
- Verify legal descriptions of property and ensure that all necessary documentation is accurate and complete.
- Communicate with attorneys, real estate agents, and other professionals to obtain information and resolve any issues related to the title search process.
- Maintain accurate records of all title search activities and ensure that all documentation is properly filed and organized.
- Stay up to date on changes to real estate laws and regulations that may impact the title search process.
- Escalate any complex issues appropriately.
Qualifications and Education Requirements:
- High School Diploma or its equivalent; degree preferred in position related field.
- 3-6 years of experience in land acquisition, title searches, real estate law, appraisal field or other related fields.
- Knowledge of real estate law and property transactions.
- Excellent analytical and research skills.
- Excellent communication and interpersonal skills.
- Proficiency in Microsoft Office and other relevant software applications.
Physical Demands and Work Environment:
The Title Abstractor will spend a significant amount of time working in an office environment, using a computer and other standard office equipment. The position may also require occasional travel to county courthouses and other locations to conduct title searches. The job may require sitting or standing for extended periods of time and may involve some light lifting or carrying documents or equipment.
Salary & Benefits:
This role will be a contract/ short-term assignment paid as such. No insurance or other benefits will be provided for this role.
Contract Title Abstractors have the ability to earn UP TO $40,000 per month.
