Job Title: Multi-State Title Examiner
About the Role We are seeking an analytical and detail-oriented Multi-State Title Examiner to join our production team. You will be responsible for investigating the "chain of title" for residential and commercial properties across various jurisdictions. This role requires a deep understanding of how public records are structured in different states and the ability to identify complex legal hurdles that could impact ownership or insurability.
What You'll Do
- Chain of Title Analysis: Search and examine public records, including deeds, mortgages, liens, judgments, easements, and plat maps, to establish a complete history of ownership.
- Multi-State Interpretation: Navigate diverse recording systems (e.g., County Recorder, Registrar of Deeds, Parish Clerk of Court) and apply state-specific statutes to determine title validity.
- Legal Entity Review: Analyze corporate resolutions, LLC operating agreements, and trust documents across various states to verify signing authority for property transfers.
- Commitment Preparation: Summarize findings and draft clear, accurate title commitments, identifying all necessary requirements and exceptions.
- Curative Identification: Proactively identify title defects (e.g., "clouds," unreleased mortgages, or probate issues) and provide the closing team with specific instructions on how to clear them.
- Underwriting Liaison: Work closely with title underwriters to evaluate risk on complex files and obtain over-the-limit or high-risk approvals when necessary.
- Quality Assurance: Ensure all examinations comply with ALTA standards and the specific underwriting guidelines of our carrier partners.
What We're Looking For
- Experience: 3–5+ years of experience in title examination or abstracting, with a proven track record of handling multiple states simultaneously.
- Jurisdictional Knowledge: Familiarity with the unique nuances of various regions (e.g., Louisiana's Civil Law, Texas's Homestead laws, or East Coast "Attorney States").
- Technical Proficiency: Expert-level skills in title production software (e.g., Qualia, and ResWare) and online search platforms (e.g., DataTrace, TitleData, Netronline).
- Analytical Skills: Ability to read and interpret complex legal descriptions, surveys, and maps with high precision.
- Problem-Solving: A "detective" mindset with the ability to piece together fragmented public records to solve ownership puzzles.
