Job Summary and Essential Functions
This position typically provides day to day supervision of the trade's maintenance shop personnel, including scheduling equipment repair, ordering parts, assigning work; and deals courteously and effectively with fellow employees and citizens.
ESSENTIAL JOB FUNCTIONS:
- Supervises the daily trade maintenance operations of the department.
- Coordinates daily work schedules and prioritizes work orders for subordinate employees.
- Schedules preventative maintenance and repairs on facility equipment, generators, and various pieces of specialty equipment.
- Oversees repairs on various specialized equipment in the building maintenance trades, to include fire alarm and sprinkler systems, fire pumps, chemical fire suppression systems, Uninterrupted Power Supply equipment, HVAC/Building Automation systems, sewer and water lift stations, water wells and septic systems.
- Understands facility equipment requirements and determines most cost-effective repair.
- Utilizes contract repairs to fill personnel and tooling shortfalls.
- Oversees steel layout, fabrication, and welding repairs to County facilities.
- Maintains a clean and safe work environment.
- Maintains material and tool inventory.
- Oversees in-house projects, inspects others work for quality and accuracy.
- Assists with recommendations for budget process.
- Monitors trades expenditures.
- Maintains records associated with the administration of a preventive maintenance program.
- Reads and understands project drawings, coordinates with other departments and contractors as assigned.
- Prepares progress reports as required for submittal to the department head.
- Coordinates the activities of trade employees to ensure their work is performed in accordance with department guidelines and expectations.
- Complies with and maintains all safety procedures at all department job sites.
- Inspects County owned and operated buildings and grounds for needed repairs, safety concerns and issues, coordinates corrective action with the proper trades.
- Fills in for on-call personnel as assigned.
- Works emergency situations and events as instructed on behalf of the department.
- Performs other duties as assigned.
Minimum Requirements to Perform Work
- High School diploma or equivalent;
- Seven (7) years of related experience;
- Four (4) years of supervisory experience;
Special Requirements:
- Must have and maintain a valid driver's license for South Carolina with safe driving record;
- This position requires "on-call" status on a rotating basis as well as after hours and weekends on an emergency basis.
- Departmental testing may be administered during interview;
- A criminal background check will be completed on selected applicant if a current one (less than 3 years old) is not on file.
- This is a safety sensitive position and is subject to random drug and alcohol testing.
Knowledge, Skills and Abilities:
- Knowledge of the methods, procedures and policies of Berkeley County as such pertains to the performance of the essential duties.
- Knowledge of the laws, ordinances, standards, and regulations pertaining to the essential duties and responsibilities of the position.
- Knowledge of the organization of the department, and of related departments and agencies.
- Knowledge of the occupational hazards and safety precautions required to perform the essential functions of the work.
- Knowledge of terminology and related professional languages used within the department as such pertains to work responsibilities.
- Knowledge of maintaining cooperative and effective relationships with personnel, as well as any external entities with whom position interacts.
- Ability to process purchase orders and make budget recommendations.
- Ability to use small office equipment and computers.
- Ability to read and understand all trade shop manuals and parts books.
- Ability to motivate and lead people.
- Ability to liaison with other work groups and maintain a harmonious working relationship with those groups, paying particular attention to their priorities and other requirements.
Physical Demands
This position requires the employee to reach with hands and arms; stand; walk; use hands to handle, feel, finger, grasp or operate objects, tools or controls; sit; climb or balance; stoop, kneel, crouch or crawl; use mental acuity and repetitive motion; and talk and hear. The employee must frequently lift, push, pull and/or move up to ninety-five (95) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Work Conditions
The work is regularly performed in a safe and secure work environment that may periodically have unpredicted requirements or demands. Thirty-seven and one half (37.5) hours per week. Normal work hours are 7:00 a.m. to 3:00 p.m. Monday through Friday with the ability to work after hours when necessary. Scheduled hours/days, job location, duties and any other information contained herein is subject to change. May be required to work extra hours and to perform extra or different duties during emergency situations.
