Director of Property Maintenance & Construction Operations

Reports To: Ownership / Senior Leadership

Address: Rochester, NY & Surrounding Area (multi-property portfolio)

FLSA Status: Exempt

Employment Status: Full Time (Onsite)

Salary: $35-$40 per hour DOE | Health Insurance, PTO, Paid Holidays, Retirement, Company Vehicle

Schedule:Monday – Friday; 40–50 hours per week with flexibility; On-call rotation required

 

POSITION SUMMARY:

We are seeking a seasoned Director of Property Maintenance & Construction Operations to lead our maintenance team across a portfolio of residential and commercial properties.

This is a high-impact leadership role responsible for driving operational excellence, setting standards across properties, and leading teams in the field. The ideal candidate brings a strong background in building construction and leads by example. Someone who can step in when needed, make decisions on the ground, and keep operations moving without hesitation.

This position offers the opportunity to take full ownership of maintenance operations, lead teams with autonomy, and directly influence the performance and quality of the entire property portfolio.

ESSENTIAL FUNCTIONS

Responsibilities include, but are not limited to:

  • Lead and manage maintenance staff across multiple properties
  • Oversee all maintenance operations including HVAC, plumbing, electrical, structural, and appliance repair
  • Step in on complex or high-priority repairs as needed
  • Oversee unit turns, property conditions, and work order completion
  • Manage on-call schedules and team performance
  • Oversee snow removal, pool, and hot tub maintenance
  • Lead renovations, capital improvements, and large repair projects
  • Manage vendors and subcontractors, including scope creation and bid review
  • Control costs by determining in-house vs outsourced work
  • Manage materials, inventory, and maintenance budgets
  • Ensure compliance with OSHA, building codes, and safety standards

QUALIFICATIONS & REQUIRMENTS:

  • 10+ years of hands-on experience in construction and/or property maintenance
  • Strong construction background required (framing, structural, or complex building systems)
  • Ability to perform hands-on work in the field as needed
  • Experience managing multiple properties or job sites
  • Proven ability to lead teams and operate independently
  • Advanced troubleshooting skills across major building systems
  • Strong organizational skills and accountability
  • Experience managing vendors and subcontractors

PHYSICAL DEMANDS:

This position requires frequent standing, walking, bending, lifting, and use of tools and equipment. The Maintenance Director must be able to lift heavy materials and perform physically demanding tasks in various environments.

 

WORK ENVIRONMENT

This is an onsite role supporting multiple residential properties. The position requires work in both indoor and outdoor environments and exposure to varying weather conditions, especially during seasonal maintenance.
