Job summary: Responsibility is to supervise all field personnel and site construction activities. To successfully complete the schedule on time and under budget to the quality of workmanship specified. Responsible for safeguarding and promoting Ganem Constructions' interests in all matters. Oversee safe working practices to ensure efficient construction for both Ganem Construction and client. Reports to Senior Superintendents and Project Managers. Responsibilities include but are not limited to, the following:

Job duties and responsibilities:

1. Keeps Senior Superintendent and Project Manager informed of all circumstances that could affect project or client. Identifies problems and communicates solutions. Promotes job site safety by implementing safe work practices. Adheres to all company safety policies and implements in field. Holds regular job site safety meetings. Satisfies client.

2. Development's project schedules. Works with the Project Manager to keep the schedule properly updated and meets various required dates. Gives directions where needed. Meets company deadlines and schedule expectations. Delivers effective communication and coordination of projects between all disciplines or parties. Resolves disputes and conflicts related to projects and schedule.

3. Supervises, plans, organizes, and coordinates in a professional manner all field construction activities. Motivates and encourages excellence, cooperation, and direction, when necessary, with sub-contractors, material supplier's, vendors, activities of inspection agencies and to effect remedial actions indicated by the reports of these city, state, local, county, and federal agencies. Maintains efficient production from team. Ensures proper coordination, completion, and profitability for all that ultimately results in a successful project financially. Maintains good relations with the public.

4. Has a comprehensive and broad knowledge and understanding of the contract, contract drawings, specifications and addenda, subcontracts. Assist and support the Senior Superintendent's in the development of the on-site procedures. Analyzes, evaluates, and remains resilient to proactively reduce and resolve problems. Supervises to eliminate potential cost impacts and risks on project drawings, specifications, project documents, design deficiencies, unworkable details, quality scope of work compliance, and potential code violations using constructability as applied to construction means, methods, materials, and the economics of cost variances interrelated to the budget.

5. Thoroughly understands job site conditions to complete: RFIs, ASIs, change orders, addenda, photos, daily reports, red lines, as-builts, permitting, licensing, code compliance, liability, safety, security, quality, submittals, warranty issues, additional work authorizations, project close-out, legal documents, and risk to assure an acceptable workflow and a smooth-running project through completion. Cross-functions with Project Manager, Senior Superintendents, Superintendents, onsite management, Architects, Engineers, bank consultants, and continually develops and upholds buildability and project execution.

6. Responsible to receive and review the subcontractor's daily reports of work completed and labor and materials employed. Creates or obtains consistent completions list from subcontractors. Performs high quality job walks daily during each phase and throughout project duration. Substantially minimizes owner created punch lists. Will go above and beyond the call of duty regarding customer service to all our internal and external customers. Remains committed to the property, project, client and foremost Ganem and will do other duties, responsibilities and whatever it takes to get the project completed.

7. Manages and verifies that all subcontractors have completed their contractual requirements including prequalification, fully executed subcontracts, and approved safety programs as conditions precedent to beginning their work at the jobsite. Responsible for ensuring field staff, subcontractors, vendors, and suppliers stay safe, productive, avoiding all work stoppages and meets project required dates and deadlines. Maintains spot clean, and well-organized appearances of all assigned jobsite and offices.

8. Cross-functions effectively to support quality relationships with project management, project coordination, and all Ganem teams from project start-up through closeout by providing leadership that establishes and maintains a healthy, effective, and harmonious working relationship always and strives to promote positive project morale.

Minimum requirements and skills:

Skills: Must be able to read blueprints. Has acceptable computer skills and is able to effectively follow computer programs in Microsoft suite (Excel, Word, Project, and Outlook) and must be certified with Procore. Within the authority limits delegated by the Senior Superintendents and Project Management, is expected to be capable of assuming complete superintendent responsibility of any assigned project.

Education: High school diploma required. 4-yr college degree preferred but not required. Desirable study concentration in construction management. 30-hour OSHA safety training. Current CPR certification. LEED AP or LEED training encouraged.

Experience: 5+ years of relevant successful superintendent experience with a Commercial Builder (must be directly related to the essential functions of this job description.) Experienced in managing projects. Experienced in scheduling, field supervision, quality control, safety, and production of all phases of commercial construction, including but not limited to Tenant Improvements, Ground-Up, etc. 

Physical and Mental Abilities required: While performing duties of this job, would regularly be required to stand, walk, sit, reach with hands and arms, climb or balance, stoop or kneel, talk and hear, and use fingers and hands to feel objects, tools or controls. Must occasionally lift and or move up to fifty pounds. Must use time management, critical thinking, patience, good judgment, sensible follow-up, timeliness, determination, communication (oral and written), public awareness. Requires a high degree of independent decision making and professionalism.
