Position Summary:
The Utility Coordinator manages every utility needed to take a DF project from raw land to occupied building. You'll be the single point of contact between our internal teams and electric, gas, water, sewer, stormwater, and telecom providers, making sure service is designed, approved, installed, and energized on schedule so utilities never hold up construction or turnover.
Duties & Responsibilities:
· Early due diligence: Research utility availability and capacity for potential sites, request will-serve and capacity letters, and summarize findings, costs, and risks for DFD acquisition and entitlement decisions.
· Service applications and load letters: Prepare and submit applications, load calculations (with Vector's MEP team), and supporting documents to each provider, and track them through approval.
· Design coordination: Coordinate utility layouts, transformer and meter locations, and service routing between Vector, civil engineers, and providers so plans meet provider standards before permitting.
· Easements and agreements: Work with DF Legal and DFD on utility easements, line-extension agreements, relocation agreements, and developer cost-share or reimbursement arrangements.
· Schedule management: Keep a master utility tracker for each project, align provider milestones with the Forge construction schedule, and flag risks to energization or permanent power dates early.
· Construction support: Coordinate temporary power and water, provider site visits, inspections, and installation crews with Forge superintendents and project managers.
· Costs and invoices: Track utility fees, deposits, tap and impact fees, and provider invoices against the project budget, and route them to Accounting/Finance for review and payment.
· Turnover: Set up permanent accounts and transfer service to DF Property Management or Triple Crown Senior Living at turnover, including meter set confirmation and account documentation.
· Relationships: Build strong working relationships with utility account managers, municipal departments, and engineering contacts across DF's markets.
· Other duties as assigned.
Requirements
Required
· Minimum if four years of experience in utility coordination, construction project coordination, development, or a utility company role
· Working knowledge of utility service processes for new construction (electric, gas, water, sewer, telecom)
· Ability to read site plans, civil drawings, and basic MEP drawings
· Strong organization and follow-up skills; comfortable managing several projects at once
· Clear, professional written and verbal communication
· Proficiency with Microsoft 365 (Excel in particular) and project tracking tools
· Valid driver's license and ability to travel to project sites
Preferred
· Experience with multifamily, senior living, or industrial development
· Familiarity with utility providers in Indiana, Kentucky, and DF's other active markets
· Bachelor's degree in construction management, engineering, real estate, or a related field
