Description
JOB SUMMARY: The Utility Engineer supports the maintenance, appearance, and performance of property structures, facilities, and building systems, ensuring operations are efficient and cost effective. This includes office buildings, retail spaces, and common areas.
DUTIES AND RESPONSIBILITIES:
Respond to tenant service requests across electrical, lighting, plumbing, HVAC, irrigation, windows, walls, flooring, and roofing.
Complete and manage work orders for corrective repairs, including daily review, scheduling, and timely closeout.
Support preventive maintenance programs and assist with inspections of building interiors and exteriors, identifying and reporting deficiencies.
Replace lamps and ballasts in common areas and tenant spaces, including corridors, stairwells, restrooms, janitorial, mechanical, and electrical rooms.
Repair and install plumbing fixtures such as drinking fountains, faucets, toilets, urinals, and water heaters.
Perform general maintenance, including painting, ceiling tile replacement, and minor repairs.
Inspect, maintain, and repair building access doors, ensuring proper functionality and security.
Replace door hardware and install building signage as needed.
Maintain inventory, organize the engineering shop, and manage building plans.
Order or pick up supplies and materials for ongoing maintenance needs.
Inspect vacant spaces to ensure cleanliness and readiness for leasing.
Communicate directly with tenants regarding service requests and document all interactions and actions taken.
Prioritize daily workload to ensure timely and accurate completion of maintenance and preventive tasks across multiple properties, reporting progress to the Chief Engineer.
DESIRED SKILLS AND EXPERIENCE:
Experience using hand and power tools
Familiarity with computerized systems for service tickets, inventory, and maintenance records
Ability to communicate professionally with tenants, employees, and vendors
Availability for emergency call-in, including weekends and overtime as needed
Strong judgment and customer service skills
Team-oriented approach
QUALIFICATIONS:
Minimum of two years hands-on experience preferred
Valid driver's license with a clean driving record
High school diploma or equivalent
EFFORTS:
Sitting: 50%

Frequent bending and stooping for below eye-level work
Reaching and working overhead with hands and arms
Lifting and carrying up to 50 lbs
Climbing ladders or stairs
Pushing or pulling carts and equipment
Ability to work extended hours as business needs require
Participation in a 24/7 on-call rotation
