Vice President of Development

Summary: Under supervision of the senior Development staff, this role will manage the financing and overall development of a portfolio of affordable housing projects - both the new construction and the rehabilitation of existing multifamily housing. This position is based in New York City but may require some amount of travel.
Classification: Exempt Hybrid Schedule: Three days in the office (Monday, Tuesday, and Wednesday) and two days working from home (Thursday and Friday). Location: New York, NY 10022 Primary Responsibilities: - Manage the financing and overall development of new construction and rehabilitation projects:
- Prepare financial models including development budgets and cash flow projections;
- Interface with lenders, equity investors, local officials, and public agencies in preparation for construction loan closings and permanent loan conversions;
- Present projects to local officials, councilmembers, zoning boards, community groups etc;
- Manage Assistant Project Managers and Project Managers as needed;
- Select and oversee the day-to-day management of third party consultants;
- Assemble/oversee construction and design teams as they prepare documents for construction and lender review;
- Lead the preparation of financing and tax credit applications;
- Review and negotiate contracts and other documents;
- Prepare requisitions of projects in construction;
- Prepare financial and zoning feasibility analyses for potential acquisitions and government-issued Requests-For-Proposals (RFPs), for both new construction and rehabilitation projects;
- Assist with negotiations with sellers, brokers, and lenders as needed; and
- Lead special projects as they arise
Skills, Education, and Experience - 8+ years of work experience in affordable housing and finance
- Bachelors' Degree required; Master's Degree preferred
- Knowledge of HUD Project-Based Section 8 and the Federal Low Income Housing Tax Credit programs required
- Experience with managing the development of both new construction and substantial rehabilitation projects preferred
- Strong organizational skills
- Excellent writing and communication skills
- Ability to work independently
- Ability to lead a project team
- Proficiency in Microsoft Excel (with real estate finance experience), Word and PowerPoint
