Vice President of Facilities Management

The Arbor Company, Atlanta, GA or remote within our footprint Full-Time,

We operate approximately 49 senior living communities across 11 states - independent living, assisted living, and memory care. Our Vice President of Facilities Management is the person who makes sure every one of those buildings is safe, compliant, well maintained, and genuinely welcoming from the moment a family pulls into the parking lot.

This is a portfolio leadership role, not a caretaker role. You'll lead regional specialists and mentors, set the standards that 49 communities operate by, and give our leaders and ownership groups a clear-eyed view of the condition and risk profile of our communities. You'll be equally at home in a mechanical room, in front of a state fire marshal, and in a capital planning meeting with ownership.

What You'll Own

  • Life safety and compliance. Portfolio-wide accountability for state licensure requirements in all 11 states, NFPA 101 and 99, ADA, OSHA, and local AHJ standards - with inspection and testing documentation that is current, centralized, and audit-ready every day, not just before a survey.

  • Safety and first impressions. A published standard for curb appeal, common areas, model units, and back-of-house condition, plus verification that the fundamentals - call systems, lighting, handrails, water temperatures, door alarms, walking surfaces - are working in every community, every month.

  • Planning for capital expenditures. An annual review of facility equipment and replacements needed prioritized by risk, code obligation, resident experience, and return. You'll present to senior leaders and owners when requested

  • Team and standards. Support and leadership development for corporate Maintenance Partners and community Maintenance Directors, standardized preventive maintenance and work order processes, and a facilities scorecard the executive team actually uses.

  • Vendors and spend. When requested develop national and regional agreements that leverage our scale, and R&M and utility spend that is predictable and defensible.

What You'll Bring

  • 10+ years of progressive facilities, plant operations, or construction leadership, including 5+ years at a regional or multi-site level across a geographically dispersed portfolio

  • Direct experience in a licensed, regulated senior living or healthcare or multifamily environment, with personal accountability for life safety compliance and survey readiness

  • Working command of NFPA 101/99, ADA, OSHA, and state licensure standards affecting the physical environment - and real comfort working with surveyors, fire marshals, and other authorities having jurisdiction

  • Bachelor's degree in facilities management, engineering, construction management, or a related field, or equivalent experience

  • Proficiency with work order platforms and strong financial and budgeting fluency

  • Valid driver's license and a driving record acceptable under our insurance standards

Nice to have: CFM, FMP, SFP, or CHFM certification; prior responsibility for 25+ locations; familiarity with emergency call, wander management, and access control systems.

Travel

This role travels 50-60% - roughly 12 to 15 nights per month. That includes a defined community visit rotation, project site visits, and short-notice travel for emergencies, property losses, and survey events, including occasional nights and weekends. We want to be direct about this up front.

Compensation and Benefits

Starting salary at $150,000 annually

Physical Requirements

This position requires walking full communities including grounds, stairwells, mechanical rooms, roofs, and crawl spaces; climbing ladders and stairs; occasionally lifting up to 50 pounds; and working in varying indoor and outdoor conditions. Employment is contingent on a background check, drug screen, and motor vehicle record review.
