Job Description

Our client is a national institutional real estate developer and investor that is significantly expanding its affordable housing platform, primarily through 4% LIHTC capital structures. This role leads acquisitions and origination for California, sourcing LIHTC development and acquisition opportunities across the state. You'll work directly with senior investment leadership and partner with underwriting, development, and asset management teams to move deals from intake through closing. It sits within a growing investments team backed by a large institutional equity mandate.

Responsibilities:

  • Source and originate LIHTC development and acquisition opportunities across California
  • Build and maintain sourcing relationships with brokers, developers, landowners, public agencies, and housing authorities
  • Structure deals using 4% LIHTC, tax-exempt bond financing, and private capital
  • Manage intake and initial screening of new investment and development opportunities
  • Advance deals through bond and LIHTC applications and predevelopment
  • Partner with the underwriting and analysis team on deal evaluation
  • Coordinate with development and asset management teams to support execution of business plans
  • Present opportunities and analysis to investment committee and directly to institutional capital partners

Minimum Qualifications:

  • Direct, hands-on experience sourcing and originating LIHTC development and/or acquisition deals in California
  • Established relationships that generate deal flow in the California LIHTC market
  • Working knowledge of public financing mechanisms, including tax-exempt bonds and the 4% LIHTC program
  • Understanding of the private capital structures used in LIHTC transactions

Preferred Qualifications:

  • Experience with re-syndications and ground-up development under the 4% LIHTC program
  • Exposure to portfolio transactions, co-GP investments, or M&A in affordable housing
  • Experience working alongside institutional capital partners on joint underwriting
