We are hiring a Warranty Coordinator to oversee residential warranty services across the Onslow, Carteret, and Pender County markets and surrounding areas. This role is responsible for managing pre-closing home demonstrations, homeowner orientations, warranty follow-ups, repair coordination, and post-construction service requests.
Key Responsibilities
- Conduct pre-closing home demonstrations with homeowners or agents and the Construction Superintendent
- Complete homeowner orientations at or around closing
- Manage rollover repairs and complete 90-day follow-ups
- Send closing day and 1-year follow-up emails to homeowners
- Oversee the warranty process from request intake through completion
- Visit homes to review warranty concerns and create clear scopes of work for subcontractors
- Complete minor warranty and punch-list repairs when appropriate
- Coordinate qualified subcontractors for larger or specialized repairs
- Maintain timely, professional communication with homeowners, subcontractors, trade partners, and team members
- Handle 1-year warranty walkthroughs with homeowners
- Review warranty-covered items in accordance with the warranty manual
- Ensure identified warranty issues are addressed promptly and thoroughly
- Handle non-emergency warranty items during regular business hours
- Serve as the primary after-hours contact for emergency warranty issues
- Coordinate emergency warranty responses with homeowners and trade partners
- Update warranty items, project notes, schedules, and communication in company systems
- Represent Horizons East professionally while working in occupied homes and active jobsite environments
- Support the team with hands-on repairs and warranty needs as required
Qualifications
- 2+ years of residential or commercial construction experience preferred
- Knowledge of one or more building trades, such as carpentry, electrical, plumbing, or related trades
- Ability to read and interpret plans, specifications, warranty manuals, and construction documents
- Strong understanding of technical construction details and repair coordination
- Excellent organizational, interpersonal, and communication skills
- Ability to maintain accurate and timely updates in the company's project management platform
- Ability to manage multiple priorities, deadlines, homeowners, and warranty items
- Ability to work proactively and independently with minimal supervision
- Resourceful, dependable, detail-oriented, energetic, and flexible
- Comfortable completing minor repairs and being hands-on when needed
- Professional, customer-focused approach when working with homeowners, agents, subcontractors, and team members
- Ability to commute to Jacksonville, NC and travel to multiple jobsite locations
- Valid driver's license and clean driving record required
Pay & Benefits
- $26.00 to $29.00 per hour, depending on experience

Schedule
- Monday to Thursday: 8:00 AM to 5:00 PM
- Friday: 8:00 AM to 2:00 PM
- Up to one hour unpaid lunch Monday through Thursday
- Guaranteed minimum of 40 hours per week
- Must be available by phone outside regular business hours for emergency warranty situations
- Responsible for responding to and coordinating after-hours emergency warranty calls, including evenings, weekends, and holidays
- Flexible schedule required to accommodate emergency warranty needs
