The Waterproofing Team Foreman is a critical, hands-on role. You will own the execution of
our comprehensive weatherization and water management strategies. You will manage a
dedicated crew and work hands-on to seal the entire building envelope, including below-grade
foundations, slab assemblies, exterior walls, window/door transitions, and flat roofs. Your
single, uncompromising objective is to keep all unwanted water out of our Clients' luxury
residences.
Key Responsibilities
Technical Envelope Execution & Application
• Below-Grade & Foundations: Oversee and execute multi-layer foundation
waterproofing, including fluid-applied membranes, dimple boards, and complex footer
drainage systems.
• Slabs & Horizontal Barriers: Install high-performance under slab vapor barriers, capillary
breaks, and cold-joint water stops to eliminate moisture transmission.
• Above-Grade Walls: Apply advanced weather-resistive barriers (WRBs), self-adhered
flashings, and liquid-applied air/vapor barriers to complex framing layouts.
• Penetrations & Openings: Detail critical window, door, and mechanical penetrations
with meticulous pan flashings, sill tapes, and custom sealant joints.
• Flat Roofs & Decks: Supervise the installation and detailing of low-slope roof
membranes (modified bitumen, TPO, or cold-fluid applied) and plaza deck assemblies.
Crew Leadership & Quality Control
• Lead by example as a working foreman, driving field production while maintaining a
clean, highly organized, and respectful job site.
• Enforce strict compliance with manufacturer specifications for elite systems, specifically
including Tremco, Polyglass, or approved equivalent high-end product lines.
• Verify rigorous application metrics, including wet/dry mil thickness testing, substrate
moisture levels, ambient temperature restrictions, and proper curing windows.
• Identify and have corrected any framing, masonry, or concrete defects before
waterproofing materials are applied.
Site Operations & Communication
• Interpret complex architectural blueprints, structural drawings, and building envelope
details flawlessly.
• Maintain daily digital field logs using project software, capturing detailed photos of
buried components (e.g., foundation membranes before backfill).
• Coordinate seamless handoffs with framing, window installation, roofing, and MEP
Trades and Landscaping Subcontractors.
1Job Qualifications & Requirements
Experience & Material Mastery
• Minimum 5+ years of hands-on experience in residential waterproofing or high-
performance home building envelopes.
• Proven track record in a leadership or foreman capacity on custom residential or highly
detailed light commercial builds.
• Deep product fluency with commercial-grade residential lines, including Tremco (Exoair
commercial systems), Polyglass (self-adhered membranes), Prosoco, or Carlisle. Must be
a manufacturer-certified installer of Tremco®, Polyglass®, or equivalent.
• Comprehensive knowledge of building science principles, drainage planes, rainscreen
systems, and vapor transmission.
Physical & Logistical Requirements
• Ability to work comfortably at heights (scaffolding, ladders, flat roofs) and in tight
conditions (excavated foundations, crawl spaces).
• Digital literacy to navigate field management apps, track crew hours, and document
field conditions.
• Valid driver's license with a clean record to operate company vehicle across the DMV
area.
• Fluent or functional bilingual proficiency (English/Spanish) is highly desirable.
