<p><strong>Supervisor</strong>:</p><p>General Manager & Assistant General Manager</p><p><strong>Purpose of Position:</strong></p><p>Maintenance personnel are responsible for maintaining the facility, building and equipment. Preventative maintenance, planned maintenance, and unplanned maintenance throughout the hotel, including plumbing, electrical, pool, grounds, and landscaping. Greeting our guests and providing outstanding service during their stay.</p><p><strong>EXPERIENCE AND EDUCATION:</strong></p><p>General knowledge of maintenance, plumbing, electrical, HVAC, PTAC, painting, caulking, and drywall. High School education or equivalent. Strong attention to detail.</li><li>Handle and resolve guest complaints professionally and courteously, through effective listening and clarifying issues raised by guests.</li><li>Demonstrate good communication skills and convey information and ideas clearly.</li><li>Ability to perform basic math and understand financial information.</li><li>Recognize and take action on any safety or loss prevention incidences that may cause damage, injury, or other liability to individuals or company property.</li><li>Implement all company policies and procedures for safety and security.</li><li>Practice good time management skills, completing preventive and routine maintenance according to schedule. Schedule work consulting with management for scheduling. </li><li>Maintain proper records of all maintenance issues including preventative maintenance.</li><li>Complete all work orders on time keeping all rooms in service.</li><li>Executing Guest Room, Equipment, Building, and Mechanical preventative maintenance routines, including digitally completing required daily, weekly, monthly, and quarterly preventative maintenance checklists.</li><li>Maintain a proper level of inventory and keep storage areas and tools clean and organized at all times.</li><li>Maintain grounds as required, trash removal, parking lot maintenance, landscaping, lighting, and curb appeal. Salt and snow removal in winter.</li><li>Maintain pool: Backwashing, vacuuming, maintaining chemical levels, and ensuring that all state, federal, & local regulations are met, making health and safety a priority at all times. Maintain proper records as required on pool.</li><li>Inspects fire extinguishers, smoke detectors, emergency lights monthly. Identify and respond to any alarms, determine emergency status and report to the front desk or manager on duty.</li><li>Walks the property daily and makes note of any repair or maintenance issues that are yet to be addressed, prioritizing them with preventative, routine, and emergency maintenance issues.</li><li>Monitor energy conservation and make recommendations for improvements.</li><li>Work with other departments to ensure room status is up-to-date and room repairs are done on a timely basis.</li><li>Responsible for key control. Issues and receives both room keys and master keys.</li><li>Assist in training of new staff.</li><li>Participates in and supports a positive, enjoyable work environment.</li></ul><p><strong>Schedule:</strong></p><p>8 hour shifts</p><p>40 hours per week</p><p>Mix of weekdays and weekends</p><p>Must be available on-call for emergencies after working hours</p><p><strong>Qualifications & Requirements:</strong></p><ul><li>Previous work experience in the hotel industry is preferred but not required.</li><li>Basic reading, writing, and math skills.</li></ul><p><strong>This job requires the ability to do the following</strong>:</p><ul><li>Carrying or lifting items weighing up to 50 pounds and ability to push/pull medium to large weights/objects.</li><li>Frequently standing up and moving about the facility.</li><li>Frequently handling objects and equipment to maintain the facility.</li><li>Frequently bending, stooping, and kneeling.</li><li>Able to work alone as well as being a team member.</li></ul><p>Beginning with the first hotel in 1985, Indiana Hospitality Group has grown to become a substantial participant in the industry.
