Conduct all unit-turn inspections previously assigned to the Maintenance Manager, including active-turn field checks, inspection of internal and vendor-completed work, creation and tracking of remedial items, and confirmation that the unit is ready for Community Manager Final Inspection. The Maintenance Manager retains direct supervision of the role and final decision authority for staffing, HR matters, team performance, general parts and supplies, service-request operations, significant budget decisions, safety or habitability escalations, repair-versus-replacement decisions, and conflicts between service-request and turn priorities.
