What You’ll DoThe Construction Project Manager I oversees all responsibilities for construction, remodeling, and miscellaneous CapEx projects for all projects assigned. The Construction Project Manager I develops and implements strategies to maximize profitability by managing a project's budget, maintaining schedules, delivering quality spaces, and building client/contractor relationships. <ul><li style="text-align:left">Manage and lead all facets of the construction project from planning to closeout with industry best practices.</li><li style="text-align:left">Lead the design team of engineers/architects to develop tenant plans for bidding, permitting, and construction.</li><li style="text-align:left">Prepare overall project budgets, manage invitations to bid, and review proposals for a complete scope of work.</li><li style="text-align:left">Negotiate, buy out, and create contractor and vendor agreements.</li><li style="text-align:left">Ability to create project schedules and achieve tight deadlines while managing simultaneous multi-state projects within budget.</li><li style="text-align:left">Analyze constructability and value engineering techniques to provide the best value for projects.</li><li style="text-align:left">Review tenant improvement documents and ensure design plans are in alignment with delivery requirements.\</li><li style="text-align:left">Identify project risks, develop mitigation plans, and implement action plans to reduce or eliminate impact.</li><li style="text-align:left">Monitor, control, and track all the change management processes on managed projects.</li><li style="text-align:left">Keep the team informed on all significant updates of the project, schedule progress, financial status, and relationships.</li><li style="text-align:left">Coordinate requirements with utility companies for services and municipalities on required inspections and occupancy permits.</li><li style="text-align:left">Partner with the Real Estate team to support growth in the RKR portfolio.</li><li style="text-align:left">Assist in all maintenance functions with RKR 3rd party tenants and RK Stores as needed to lead or support.</li><li style="text-align:left">May be required to cross-train and perform other duties. </li></ul>

Qualifications:
Essential Qualities for Success<ul><li style="text-align:left">5+ years of broad commercial construction management experience with 3+ years of retail construction experience preferred.</li><li style="text-align:left">Demonstrated excellent negotiation skills while successfully managing multiple $1,000,000+ projects at the same time.</li><li style="text-align:left">Knowledge of construction, including reading plans, familiarity with building specifications, and code requirements</li><li style="text-align:left">Analytical skills include planning, organizing, directing, and controlling workflow and processes.</li><li style="text-align:left">Ability to interact with the team in a fast-paced environment, remaining flexible, proactive, resourceful, and efficient.</li><li style="text-align:left">Ability to work independently without supervision, supervision of construction superintendents and construction companies.</li><li style="text-align:left">Strong work ethic, highly organized, results-driven, with great verbal and written communication skills.</li><li style="text-align:left">Have a constant improvement mindset and expect a high level of excellence.</li><li style="text-align:left">Flexibility with hours: the ability to work varied hours, days, nights, and weekends as business needs dictate.</li><li style="text-align:left">Proficient computer skills, including the use of Microsoft Office Suite, PM Software, and Scheduling software. </li></ul><h1 style="margin:0in;text-align:center">Physical Requirements </h1><ul><li>Good visual acuity and ability to communicate effectively.</li><li>Ability to lift, push, and/or pull a minimum of 30 pounds and</li><li>Ability to stand and/or walk for long periods of time.</li><li>Ability to travel to project sites throughout multiple states</li></ul>Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions. The pay range for this position is $90,000 - $110,000 annualized and is bonus eligible.
