As an Engineering and Facilities HVAC Tech 3 you will be tasked with the maintenance and upkeep of the WPR Buildings mechanical equipment: boilers, chillers, heating and cooling equipment, pumps, motors, control valves, building control systems, and all aspects of commercial kitchens. Hands on experience with or ability to learn computer software systems including but not limited to MS365, Coast Work Order, Building Automation Systems.

Engineering and Facilities - HVAC Tech 3  Reports to: Engineering / Facilities Manager Classification: Non-exempt  Full Time / Year Round Education and/or Experience <ul><li class="paragraph" style="margin-left:32px">3-5 years in advanced HVAC maintenance</li><li class="paragraph" style="margin-left:32px">High School diploma or GED required.  </li><li class="paragraph" style="margin-left:32px">Driver’s License, in good standing, required.  </li></ul>Job Knowledge, Core Competencies and Expectations <ul><li class="paragraph" style="margin-left:32px">Proven experience in HVAC maintenance and repair.</li><li class="paragraph" style="margin-left:32px">Strong knowledge in commercial building mechanical and building control systems Including boilers, chillers, pumps, motors, & electrical.</li><li class="paragraph" style="margin-left:32px">Ability to stay on task with limited supervision. </li><li class="paragraph" style="margin-left:32px">Ability to troubleshoot and repair commercial kitchen equipment including ovens, grills, small appliances, walk in coolers, ETC.</li><li class="paragraph" style="margin-left:32px">Ability to read and interpret blueprints, & wiring diagrams.</li><li class="paragraph" style="margin-left:32px">Strong knowledge of and ability to use hand and power tools including, multimeter, and advanced refrigerant tools. </li><li class="paragraph" style="margin-left:32px">Ability to comprehend and learn tasks associated with resort operations. </li><li class="paragraph" style="margin-left:32px">Ability to learn in depth knowledge of specific resort & building equipment including boilers, BAS systems, chillers, Geothermal, ETC.</li><li class="paragraph" style="margin-left:32px">Strong knowledge in propane or natural gas fired equipment. Or RMGA certification.</li><li class="paragraph" style="margin-left:32px">Knowledge of and ability to perform required role during emergency situations. </li><li class="paragraph" style="margin-left:32px">Strong willingness to work with others provide training and guidance to junior technicians and promote a safe and positive work environment. </li></ul>Job Summary  As an Engineering and Facilities HVAC Tech 3 you will be tasked with the maintenance and upkeep of the WPR Buildings mechanical equipment: boilers, chillers, heating and cooling equipment, pumps, motors, control valves, building control systems, and all aspects of commercial kitchens. Assist with coordination of outside contractors for major repairs or renovations. Duties will be varied throughout the day as situations arise. There will be an emphasis on preventive maintenance and safety. Duties will also include assisting with various Engineering and Facilities tasks and work orders.  Snow removal with vehicle mounted plow equipment, snow blowers and snow shovels is a requirement in the winter months.    Job Tasks/Duties <ul><li class="paragraph" style="margin-left:32px">Work in a safe, positive and productive manner.</li><li class="paragraph" style="margin-left:32px">Emphasis on promoting safety including procedures, PPE, and all other aspects of safety in day-to-day operations. </li><li class="paragraph" style="margin-left:32px">Assist manager with task lists, work order fulfillment and team scheduling. </li><li class="paragraph" style="margin-left:32px">Pleasantly greet, make eye contact, listen, and respond appropriately to every member’s or members guest’s needs and or questions. </li><li class="paragraph" style="margin-left:32px">Operate vehicles and equipment in a safe and responsible manner. </li></ul><ul><li class="paragraph" style="margin-left:32px">Abide by all rules of the road and safe speed for conditions. </li><li class="paragraph" style="margin-left:32px">Maintain a safe and clean work area. </li><li class="paragraph" style="margin-left:32px">Abides by and implements all required compliance requirements regarding refrigerant, Osha, and EPA requirements.</li><li class="paragraph" style="margin-left:32px">Implement and ensures that all equipment receives visual pre-operation check list inspection as directed by the supervisor or management rep.</li><li class="paragraph" style="margin-left:32px">Performs and implements advanced preventive maintenance on building equipment as directed and reports equipment issues to manager. </li><li class="paragraph" style="margin-left:32px">Follow and perform all company and departmental policies and procedures     i.e., punctuality, attendance, dress, and grooming standards, etc. </li><li class="paragraph" style="margin-left:32px">Attends staff meetings and pre shift safety meetings.</li><li class="paragraph" style="margin-left:32px">Assist members, guests, and coworkers to enjoy their time at WPR. </li><li class="paragraph" style="margin-left:32px">Performs other appropriate tasks as assigned. </li></ul><ul><li class="paragraph" style="margin-left:32px">Summer Duties TBD </li></ul>Licenses and Special Requirements:  <ul><li class="paragraph" style="margin-left:32px">Valid driver’s license. </li><li class="paragraph" style="margin-left:32px">Universal EPA 608 certification</li><li class="paragraph" style="margin-left:32px">Willingness and ability to work a varied schedule, including nights, weekends, and holidays. </li><li class="paragraph" style="margin-left:32px">Ability to provide own hand tools.</li><li class="paragraph" style="margin-left:32px">Ability to ski or snowboard.</li><li class="paragraph" style="margin-left:32px">Hands on experience with or ability to learn computer software systems including but not limited to MS365, Coast Work Order, Building Automation Systems.</li></ul>Physical Demands and Work Environment <ul><li class="paragraph" style="margin-left:56px">Regularly exposed to moving mechanical parts and outside weather conditions.   </li><li class="paragraph" style="margin-left:56px">Regularly exposed to wet / snowy and/or cold conditions. </li><li class="paragraph" style="margin-left:56px">Work a modified schedule during equipment failures and or snow removal if needed. </li><li class="paragraph" style="margin-left:56px">Able to meet and perform the physical requirements and to work effectively in an environment which is typical of this position. </li><li class="paragraph" style="margin-left:56px">Frequent lifting, bending, stooping and movement.  </li><li class="paragraph" style="margin-left:56px">Frequent repetitive motions. </li><li class="paragraph" style="margin-left:56px">Continuous sitting, standing, and walking. </li><li class="paragraph" style="margin-left:56px">Ability to work with required PPE, respirators, dust masks, safety glasses etc.</li><li class="paragraph" style="margin-left:56px">Ability to communicate and write effectively in English. </li><li class="paragraph" style="margin-left:56px">Other Duties as Assigned </li></ul> A comprehensive benefit package is available at date of hire. Job Description Principle Duties: + Work with the Fluor Program Manager and Fluor Construction Managers to provide the following: + Work with the project team to develop overall project sourcing and execution strategy. + Work with Fluor Construction Manager to develop and execute sourcing plan & BVOA’s for project. Know and understand the sourcing plans for your projects. + Participate in all Partner Selection Activities + Work with Project Core Team to establish the agenda, goals and timing of sessions. + Support project teams in optimizing projects by identifying and removing waste and adding value to the projects through Lean Construction practices. + Review engineering documents, vendor information and final design EI packages as needed with the client, design engineers and others to provide constructability during all phases of the project. + Coordinate with the appropriate trade partner supervisor to review, walk down, and communicate the scope of work. + Ensure that you fully understand the scope of work from initial conception to construction completion. + Construction Managers will validate all cost estimates to ensure all scope is represented, cost accounted for & grouping is accurate prior to it being considered final. + Participate in estimate reviews and provide construction input to each line item in the cost estimates. + Lead and support project teams in the identification of changes in scope or unexpected field conditions and ensuring proper change management is supported and followed. + Work with the project team to develop the QA/QC (Quality Assurance/Quality Control) plan and verify on-going monitoring. + Support organization of the projects Win/Loss Metrics & ensure they are documented in Fluor’s O.C.S. (Operations Control System) with support from the assigned Fluor Project Program Manager or Fluor Construction Manager. + Stay informed of engineering documents, vendor information and final design deliverables as needed from the client, design engineers and construction during all phases of the project. + During construction, the Fluor Project Lead Construction Manager is accountable to lead weekly execution meeting activities but may require support from other Fluor Construction Managers as schedule or staffing needs require. + Work with the project execution team to maintain accurate schedules using the Last Planner System. Leadership Expectations: + Provide construction interface with plant personnel to develop downtimes and construction work areas. + Promote the importance of safety. This will include but not be limited to: + Understand and ensure compliance with Fluor’s Site HSE Execution Plan (954) + Complete one BOS form each week, at a minimum. + Lead / Complete at minimum (1) Safety Assessment per month. + Coordinate with P&G technicians and Fluor safety to ensure all site-specific permits are thoroughly understood by trade partners and are being used and/or issued properly. + Support project teams with the development of safety requirements with-in master project schedules. + Coordinate and schedule the timing for site orientations and on-boarding with Fluor Safety when bringing new hires and/or contractors on site. + Monitor the work in the field. Make frequent daily walks in the field to review, monitor, and evaluate the contractor’s progress, performance, quality, and compliance to the site safety rules, specific requirements, and procedures. + Approve T&M timesheets. Verify that the work was performed that day and ensure contractors are using the correct WBS numbers. Timesheets used by all contractors are to be the Site Standard Timesheet or previously approved documents.
