ResponsibilitiesThe Escrow Officer completes the following duties under the direction of the Director of OperationsFile Initiation and Review<ul><li>Accept and review files upon assignment </li><li>Review title commitments to identify potential curative issues </li><li>Notify all parties of file opening and communicate next steps clearly </li></ul>Title Clearance & Curative<ul><li>Perform and oversee curative actions in alignment with the title department direction and underwriter guidelines </li><li>Follow up on title issues proactively and document daily </li><li>Ensure all title products are accurate, compliant, and complete </li><li>Maintain and grow in knowledge and training over title insurance policies and endorsements </li></ul>Legal Document Coordination<ul><li>Order legal documents from the law firm in a timely manner </li><li>Confirm receipt and proper upload of all documents into Qualia </li></ul>Closing Disclosure & Balancing<ul><li>Draft and revise Closing Disclosures (CDs) based on contract and lender instructions </li><li>Communicate directly with lenders to achieve timely and accurate CD balancing </li><li>Ensure all funds are correctly accounted for and disbursement instructions are validated </li></ul>Funding & Post-Closing Handoff<ul><li>Submit complete and balanced files to the funding department with all required checklist and documentation </li><li>Provide the policy department with complete and accurate information for the timely and correct issuance of policies </li></ul>Client Service & Communication<ul><li>Serve as a trusted, proactive communicator to clients, agents, and lenders </li><li>Send weekly file status updates to all parties </li><li>Foster client retention through timely service, thoughtful communication, and solution-oriented follow-up</li></ul>ExpectationsThe Escrow Officer will be held to the following expectations: <ul><li>Maintain daily ownership over assigned files from open to close </li><li>Enter detailed notes and upload all file communication and activity in Qualia </li><li>Follow workflow task lists in Qualia, checking off steps as completed </li><li>Escalate issues or delays appropriately and promptly to the Title Manager or Director of Operations </li><li>Adhere to deadlines for: <ul><li>Title clearance </li><li>Legal document ordering </li><li>CD preparation and balancing </li><li>Funding submission </li><li>Policy handoff</li></ul></li></ul>Compliance RequirementsThe Escrow Officer is expected to maintain full compliance with:<ul><li>TDI (Texas Department of Insurance) standards, including licensure, documentation, fee accuracy, and recordkeeping </li></ul>

Position Summary:The Neighborhood Sales Assistant is an entry-level role designed to provide hands-on experience in new home sales and construction. Working closely with and mentored by Neighborhood Sales Counselor’s. The Sales Assistant supports daily sales office operations across communities. This position is ideal for a driven, sales-oriented individual looking to launch a career in new home sales with a respected and growing national homebuilder. Responsibilities:<ul style="margin-left:40px"><li>Complete all assigned tasks in the Sales Associate training program under the guidance of designated mentors. Learn the full sales process by attending contract appointments, site meetings, and escrow calls to gain a deep understanding of the customer journey.</li><li>Greet and register prospects in HubSpot CRM, guide them through model homes and community tours, and deliver compelling presentations using the company's sales process.</li><li>Proactively generates traffic through calls, social media, events, and realtor outreach. Follow up on leads from various sources, maintain consistent prospect communication, and assist with self-prospecting activities.</li><li>Assist Sales Counselors in servicing the sale, including buyer selections, change orders, deposits, loan approvals, orientations, and walk-throughs. Maintain regular contact with buyers throughout the construction process.</li><li>Support realtor engagement by providing current inventory info and tracking traffic. Conduct market research and competitive analysis to stay informed on pricing, floor plans, promotions, and buyer demographics.</li><li>Help prepare weekly reports and maintain accurate records. The position also requires operating a motor vehicle, visiting jobsites regularly, and reading construction plans. Because the role involves frequent public contact, professional appearance and appropriate business attire are expected.
