Winterwood, Inc. is hiring for the role of part-time Maintenance Technician. The Maintenance Technician is responsible day-to-day maintenance operations and physical appearance of the property.  Ideal candidates will have prior experience in apartment or property maintenance. Job Details: <ul><li>Job Type: Part-time (24 hours per week) </li><li>Work Schedule: Monday, Wednesday, Friday 8:00 AM-4:30 PM</li><li>Compensation: $18.00-$21.00 per hour based on experience</li></ul>What We Offer: <ul><li>Sign-On Bonus: $250 (Payable on first paycheck. Rehires are eligible if their separation period has been 1 year or more). </li><li>$50/month cell phone reimbursement</li><li>401(k) plan</li><li>Paid time off (vacation, sick leave, and holiday pay)</li><li>Referral program</li><li>Opportunities for professional growth and advancement </li></ul>Qualifications: <ul><li>Previous experience in property or apartment maintenance required. </li><li>Proficient in carpentry, drywall, painting, plumbing, electrical work, etc. </li><li>Basic computer skills. </li><li>Valid driver’s license and reliable transportation. </li><li>Availability for after-hours emergencies. </li><li>Ability to lift up to 50 pounds and climb ladders. </li><li>Willingness to undergo a pre-employment drug screening and criminal background check. </li></ul>Job Responsibilities: <ul><li>Complete all maintenance work orders promptly and efficiently. </li><li>Prepare vacant units for new residents, including repairs, cleaning, and painting, as directed by the Property Manager. </li><li>Purchase maintenance supplies with Regional Manager approval, adhering to budget. </li><li>Maintain inventory controls for cost-effective operations. </li><li>Assist in overseeing outside contractors and vendors. </li><li>Responsible for emergency maintenance services. </li><li>Monitor and maintain assigned building systems. </li><li>Inspect grounds daily for repairs (gutters, roofing, HVAC, etc.). </li><li>Perform daily trash pickup throughout the complex. </li><li>Log monthly inspections of each unit, including smoke detectors. </li><li>Conduct quarterly furnace filter replacements or cleanings. </li><li>Coordinate special projects as directed and complete assigned duties. </li><li>Alert the Property Manager to any unusual occurrences or damages. </li></ul>If you’re excited about this opportunity and meet the qualifications, we encourage you to apply today! Winterwood, Inc. is a growing family-owned property management company with over 40 years of experience in the industry.
