As part of this team, you will work independently and in collaboration with our knowledgeable, dynamic staff and on a wide variety of land development and construction projects. The key responsibilities will include:<ul><li>Field observations at jobsites in the region.</li><li>Sampling and testing of construction materials.</li><li>Preparing accurate daily logs that outline your inspections and results of the test you performed on construction materials. Job Description:

Overview:
Under general supervision by the Maintenance Manager, Maintenance Technicians perform general facility maintenance and repair tasks to ensure that the facility remains in presentable and operable condition. Tasks include ensuring proper working condition of HVAC, electrical, mechanical and plumbing systems, and occasional groundskeeping and general trades tasks. In the absence of the Maintenance Manager, Maintenance Technicians will receive instruction from the Director of Operations. This role pays an hourly rate of $18.50-$22.00 Benefits for Full-Time roles: Health, Dental and Vision Insurance, 401(k) Savings Plan, 401(k) matching, and Paid Time Off (vacation days, sick days, and 11 holidays) This position will remain open until May 22, 2026.

Responsibilities:
JOB DUTIES:<ul><li>Perform preventative maintenance and regular maintenance on a wide range of facility systems including, but not limited to, pumps, motors, filtering devices, air conditioning and heating equipment and other mechanical devices which requires the ability to grasp, hold, bend and twist a wide range of tools, equipment and materials.</li><li>Respond to emergency requests for repair services, diagnoses problems and either immediately makes repairs or calls on a supervisor for additional assistance or direction.</li><li>Operate a wide variety of equipment used in the maintenance of the facility such as saws, drills, torches, sanders, cutters, grinders and other maintenance equipment.</li><li>Drive vans, pick-up trucks, forklifts, high-lifts, floor scrubbers, and other vehicles as required.</li><li>Perform basic plumbing, electrical, painting masonry, welding, carpentry and other trades related tasks.</li><li>Monitor thermostats and interior space controls on a regular basis and makes necessary adjustments.</li><li>Recommend repairs needed on equipment and facility structures.</li><li>Obtain approval for, orders and picks up parts and supplies.</li><li>Maintain storage areas and equipment in designated areas in a neat and orderly manner.</li><li>Maintain repair log, inventory record and replacement schedule for facility equipment and supplies.</li><li>Performs duties and responsibilities with view toward department goals and energy conservation.</li><li>Communicate clearly and concisely in the English language, both orally and in writing.</li><li>Establish and maintain cooperative working relationships with those contacted in the course of work.</li><li>Perform other duties as required.</li></ul>Knowledge Of:<ul><li>Operational characteristics, services and activities of maintenance programs including HVAC, plumbing, electrical, mechanical, painting, carpentry, grounds keeping, machinery and masonry work.</li><li>Proper use and maintenance of hand and power tools related to job functions.</li><li>Micromain or other CMMS work order management software established to distribute work orders.</li><li>Applicable safety rules and proceduresRelevant federal, state, and local regulations.</li><li>Customer Service practices.</li></ul>Ability To:<ul><li>Perform a wide range of preventative and general facility maintenance and repair tasks in a safe and efficient manner, including, but not limited to, pumps, motors, filtering devices, air conditioning and heating equipment and other mechanical devices.</li><li>Perform basic plumbing, electrical, painting masonry, welding, carpentry and other trades related tasks.</li><li>Operate a wide variety of equipment used in the maintenance of the facility such as saws, drills, torches, sanders, cutters, grinders and other maintenance equipment.</li><li>Drive vans, pick-up trucks, forklifts, high-lifts, floor scrubbers, and other vehicles as required.</li><li>Grasp, hold, bend and twist a wide range of tools, equipment and materials.</li><li>Follow verbal and written instructions.</li><li>Use Microsoft products including Outlook email, Word, Excel, and other designated software applications.</li><li>Identify job related challenges and make corrective recommendations to supervisor.</li><li>Work independently in the absence of supervision.</li><li>Provide work directions to others.</li><li>Work under high pressure in meeting urgent deadlines.</li><li>Work effectively in a service oriented environment subject to frequently changing priorities.</li><li>Communicate clearly and concisely in the English language, both orally and in writing.</li><li>Establish and maintain effective working relationships with staff, contractors and facility users.</li><li>Work a flexible schedule including early mornings, days, evenings, overnight, weekends, holidays, extended (long) workdays, and extended numbers of days.</li></ul>

Qualifications:
Experience:<ul><li>Must be at least 18 years of age.</li><li>Minimum of two (2) years experience in general facility maintenance, construction or a related field.</li><li>Experience maintaining and troubleshooting HVAC equipment is preferred.</li></ul>Education / Training:<ul><li>High school diploma or equivalent GED with additional specialized training in a maintenance or technical-related field.</li><li>Specialized training in HVAC or related field preferred.</li></ul>Licenses or Certificates:<ul><li>Possession of, or ability to obtain a current CPR certificate.</li><li>Possession of, or ability to obtain a Virginia driver’s license.</li></ul>
