As the Leasing & Marketing Team Leader, you are responsible for assisting the Community Manager in maintaining all aspects of property operations, but with a concentration on the leasing, marketing, resident relations and functions of the community.

POSITION: Leasing & Marketing Team Leader (Full-time, Non-Exempt)COMPENSATION: Hourly Rate, plus Benefits and Bonus eligibility SUMMARYAs the Leasing & Marketing Team Leader, you are responsible for assisting the Community Manager in maintaining all aspects of property operations, but with a concentration on the leasing, marketing, resident relations and functions of the community. The Leasing & Marketing Team Leader strives for 100% occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.RESPONSIBILITIES (Including but not limited to)<ul><li>Utilize Company leasing expectations and procedures to warmly greet prospective clients, qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up.</li><li>Answer incoming phone calls professionally and handle accordingly, whether the caller is a prospective client, a client, an internal Company team member or a vendor.</li><li>Complete all lease applications and participate in the verification of applications. Notify prospective clients of results.</li><li>Maintain accurate client records in accordance with Company policy. Update daily reports concerning notice to vacate, vacancy reports, activity reports, etc. on a daily basis.</li><li>Maintain and perform upkeep of the tour route to ensure curb side appeal.</li><li>Assist residents with day to day tasks, as a part of the community's concierge program.</li><li>Participate in Cardinal U training as required.</li></ul>QUALIFICATIONS<ul><li>1-2 years of customer service and sales experience.</li><li>Strong communication skills.</li><li>High-energy and enjoys a fast pace environment.</li><li>Enjoy and take pride in providing excellent service.</li><li>Excellent customer service skills warm, friendly and helpful in person and on the phone.</li><li>Basic computer skills: typing and writing ability for correspondence, memos, etc.</li><li>High School Diploma or equivalent.</li><li>Available to work evenings and weekends.</li><li>Ability to embody the Cardinal Culture and Cardinal Core Values every day.</li></ul>CANDIDATES WITH THE FOLLOWING CAREER EXPERIENCE PREFERRED: <ul><li>Leasing Agent</li><li>Leasing</li><li>Real Estate</li><li>Leasing Specialist</li><li>Leasing Manager</li><li>Leasing Professional</li><li>Leasing Consultant</li></ul>WORK ENVIRONMENTThe work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job. High School diploma or equivalent preferred, plus at least one year experience in a customer service or hospitality related field. Experience with social media platforms, including but not limited to Facebook, Twitter, Instagram, TikTok, Pinterest, Snapchat, LinkedIn, etc.

Marketing Coordinator Responsibilities include, but are not limited to: <ul><li>Create and implement social media content/campaigns across social platforms. </li><li>Oversee the creation of social content calendars on a weekly and monthly basis. </li><li>Monitor analytics to identify viable ideas and areas to optimize social media. </li><li>Provide support to the marketing team at events including social media coverage & event operations. </li><li>Provide customer service support through social media. </li><li>Research new digital trends for implementation. </li><li>Assist in keeping up-to-date digital influencer and media lists. </li><li>Help maintain photo and video library. </li><li>Assist in layered, compelling events inside district or venue including but not limited to concerts, family fun days, festivals, and more. Responsibilities include but are not limited to: </li></ul><ul><li>Assist in coordinating event logistics pre-and-post event </li><li>Registration and attendee tracking </li><li> Promotional materials </li><li>Social media coverage </li><li>Vendor registration </li><li>Pre and post event evaluations </li></ul><ul><li>Assist in coordinating materials with event sponsors and partners to ensure partnership requirements are met. </li></ul><ul><li>Distribute marketing collateral and help promote events throughout the district.  </li><li>Work with regional and local marketing manager to create and implement social media content/campaigns across social platforms. </li></ul>Marketing Coordinator Qualifications:          <ul><li>High School diploma or equivalent preferred, plus at least one year experience in a customer service or hospitality related field. Must speak fluent English, other languages preferred.  </li><li>Available to work flexible hours including holidays, weekends, and evenings. Weekends will be required as part of the routine schedule.  </li><li>Proficient knowledge of Microsoft Office, Adobe Photoshop, and Illustrator </li><li>Experience with social media platforms, including but not limited to Facebook, Twitter, Instagram, TikTok, Pinterest, Snapchat, LinkedIn, etc. </li><li>Must have good communication skills and work well in a team setting or independently. </li><li>Ability to work well under deadlines and perform multiple tasks effectively and concurrently with a strong attention to detail. </li><li>Must be self-motivated, passionate, inventive, and energetic. </li><li>Must be organized, independent and be able to multitask. </li><li>Experience in hospitality and / or entertainment. </li></ul>The Marketing Coordinator position requires the ability to perform the following: <ul><li>Frequently standing up and moving about an assigned location safely and efficiently. </li><li>Carrying or lifting items weighing up to 30 pounds when moving/setting up items for sales promotions. </li><li>Handling objects (pens, pencils, paper, etc.), products and equipment. </li><li>Bending, stooping, kneeling. </li></ul>
