Join Hills Bank and let us surprise you with even more perks!SCOPE:A Mortgage Processor 1 is responsible for obtaining, reviewing, and submitting the appropriate documentation for a mortgage customer's loan request. The position requires a basic to moderate understanding of procedures and policy for secondary market and Hills Bank loan programs.  A successful processor must be organized, highly detail oriented, and possess excellent time management skills in order to meet critical deadlines in a fast-paced work environment. Mortgage Processors work closely and directly communicate with lenders, borrowers, realtors, attorneys, third party vendors, and operational staff. The ability to effectively communicate with others and provide a high level of customer service is required. As part of the overall bank team, the Mortgage Processor 1 may also be requested to help with department projects as necessary. ACCOUNTABILITIES:Process loan transactions: (80%)<ul><li style="text-align:justify;line-height:normal">Develops the ability to work independently and is able to prioritize workload, follow up regularly by phone/email, to meet all contingency and closing deadlines.</li><li style="text-align:justify;line-height:normal">Prepares and submits a complete loan file to underwriting for loan approval:<ul><li style="text-align:justify;line-height:normal">Acquires knowledge of Fannie Mae, investor, or in-house guidelines.</li><li style="text-align:justify;line-height:normal">Collects all required documentation for the loan and verifies accuracy between the documentation provided and information documented in Encompass. Investigates inconsistencies and corrects data entry errors.</li><li style="text-align:justify;line-height:normal">Organizes documents in Encompass.</li><li style="text-align:justify;line-height:normal">Resubmits file to Automated Underwriting Systems.</li><li style="text-align:justify;line-height:normal">Follows up and satisfies all conditions on the Approval Notice</li></ul></li><li style="text-align:justify;line-height:normal">Prepares approved file for submission to closing team:<ul><li style="text-align:justify;line-height:normal">Requests all payoffs, including but not limited to mortgages, credit cards, and auto loans.</li><li style="text-align:justify;line-height:normal">Requests homeowners insurance and reviews for accuracy in coverage amounts, mortgagee clause, effective dates, etc.</li><li style="text-align:justify;line-height:normal">Requests verbal verifications of employment for all borrowers.</li><li style="text-align:justify;line-height:normal">Orders and reviews all Risk Assessment/LLR for new debt and resolves issues that may arise. </li></ul></li><li style="text-align:justify;line-height:normal">Prepares and deliver financing release letter by the contingency date. Coordinates with lender if an extension is required. </li><li style="text-align:justify;line-height:normal">Takes initiative, is resourceful and works to obtain proper information/documentation needed. </li><li style="text-align:justify;line-height:normal">Must take ownership and accountability in seeing that all loans are processed in an efficient, accurate and professional manner with some assistance from manager.</li><li style="text-align:justify;line-height:normal">Provides superior customer service while building and maintaining relationships with lenders, borrowers, realtors, third party vendors, and operational staff.</li></ul> Ongoing Education / Other Duties: (10%)<ul><li style="text-align:justify;line-height:normal">Assure that all customer files are complete and in compliance with regulatory agencies and internal policies.</li><li style="text-align:justify;line-height:normal">Attend job related seminars, conferences and workshops to increase knowledge and proficiency. </li><li style="text-align:justify;line-height:normal">Perform other duties as assigned.</li></ul> Quality Control: (10%)<ul><li style="text-align:justify;line-height:normal">Assists with resolving secondary market suspensions by following up on missing documentation in the file.</li><li style="text-align:justify;line-height:normal">Works with supervisor, lender, other departments, investors and auditors during routine exams and audits to compile the information necessary to satisfy the investor and auditor requests. </li></ul> EDUCATION AND SPECIAL REQUIREMENTS:<ul><li style="text-align:justify;line-height:normal">An Associate's degree in a related field of study preferred.</li><li style="line-height:normal">One to two years' experience in mortgage loan processing preferred; or equivalent combination of education and experience.</li><li style="line-height:normal">This job requires skills needed in a typical office environment. Essential Duties and Responsibilities:
Performs essential duties and responsibilities in the following areas which may include but are not limited to those listed and are subject to change.<ol><li>Adheres to the Credit Union's core values and Service Standards in carrying out GreenState's mission and vision.</li><li>Demonstrates a positive member service (internal and external) focus at all times, greeting members and guests with a smile and eye contact immediately upon their arrival.  Consistent usage of the members name during contact and always thanking them for their business.</li><li>Demonstrates teamwork in all interactions with coworkers and in the completion of all duties and responsibilities.</li><li>Ensures confidentiality of member information.</li><li>Supports a diverse and inclusive work environment.</li><li>Plays a vital role in enriching the community by participating in community service organizations and/or Credit Union sponsored events on an annual basis.</li><li>Builds and maintains relationships in the real estate community, which includes but is not limited to realtors, attorneys, abstractors, and insurance companies.</li><li>Fields and returns phone calls/emails from borrowers regarding their mortgage loan. Orders final inspections, flood determination, credit report, pre-closure credit report, verification of deposit, verification of employment, verification of mortgage or rents and other documents necessary to support the loan application and ensure complete documentation of the loan file. Sends a copy of the appraisal to the borrowers at least 3 days prior to closing.</li><li>Reviews and verifies title work is clear to close and works with all parties involved to clear title objections. Sends a copy of the title to the borrowers to review prior to closing. Requests HOA letters as needed.</li><li>Collects and verifies completeness of requested credit documents.  Processes documents by correctly entering information into on-line computer system and scans original documents into loan software system as needed.</li><li>Orders and reviews both the compliance report and fraud report for accuracy and discrepancies and makes any necessary corrections.</li><li>Submits file information to automated underwriting system when necessary and verifies accuracy of the findings.</li><li>Organizes documents in the LOS System in appropriate order and submits final applications to underwriting for approval. </li><li>Follows up on any approval conditions for secondary market and in-house loans.</li><li>Following approval, sends approval letter to borrowers and realtors, orders payoffs, property surveys, and orders any other required documentation to prepare closing documents.</li><li>Requests homeowners insurance and flood insurance if applicable (personal and association) and requests mortgagee clause change prior to closing. Verifies the completeness and accuracy of the binder for effective dates, coverage, and address.</li><li>Organizes documents in the LOS system in appropriate order in a timely manner to ensure prompt delivery to investors and prompt recording of the mortgages.</li><li>Resolves any secondary market suspensions or deficiencies and follows-up on any missing documentation in mortgage file in a timely manner.</li><li>Assists in year-end verification of HMDA reporting and 1098/1099 statements.</li><li>Assists in all other necessary mortgage duties and projects when needed.</li><li>Adheres to all state, federal and credit union regulations, policies and guidelines.</li></ol>

Job Requirements/Expectations:
<ol><li>Reports to work punctually, works all scheduled hours, and works overtime as necessitated by business demand. </li><li>Interpersonal skills to represent the Credit Union in a positive way during member contact.</li><li>Interpersonal skills necessary to gather data from a number of sources and to represent positively the Credit Union during such contacts.</li><li>Ability to provide quality service to members by phone or in person or by email.</li><li>Ability to develop and maintain effective working relationships with co-workers.</li><li>Ability to prioritize assignments and organize work efficiently, to handle large volumes of details.</li><li>Ability to operate related computer applications, on-line terminal and other standard office equipment.</li><li>Accuracy and attention to detail required.</li><li>Lending policies and Real Estate knowledge helpful.</li><li>High school diploma or equivalent (i.e. GED) with a minimum of one year previous related work experience.</li><li>Must be bondable.</li></ol>

Reporting Relationship:
Reports to Mortgage Processing Supervisor.

Supervisory Responsibilities:
This position is not responsible for the supervision of other employees.
