If you choose to accept it, your mission will be to assist with the oversight of the physical assets and ensuring customer satisfaction. This position will diagnose problems and makes repairs in areas such as HVAC, electrical, plumbing, carpentry, dry wall, interior and exterior structural, appliances, and assist with apartment make-readies. This position also assists with preventive maintenance and construction or rehabilitation projects for the property. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner. As you can likely tell, 'how' things are done matters just as much as ‘what’ was done here at BH!</p><p><strong>Key Responsibilities</strong></p><ul><li>Uses industry-specific technology to establish priorities with daily assistance from Community Manager and Service Manager. </li><li>Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, performing HVAC repair and assisting with make readies as needed.</li><li>Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager. </li><li>Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines.   </li><li>Responsible for the maintenance and security of all property-issued tools. </li><li>Post notices to vacate and other community communication, if applicable.  </li><li>Shares on-call responsibilities, including inclement weather conditions, with the maintenance team.  Responds to resident requests per company standards. </li><li>Understands and complies with Occupational Safety & Health Administration (OSHA) and all other safety requirements. Knowledge of federal, state, and local code and internal policies, initiatives and systems regarding maintenance.</li><li>Other duties as assigned.</li></ul><p><strong>You Have </strong></p><ul><li>Minimum of two years of general maintenance and safety experience.</li><li>Intermediate computer skills, including industry specific technology required to perform job functions. </li><li>Regularly performs manual, task-oriented work under direct supervision.</li><li>High School diploma is a plus.</li><li>Required Certifications:  EPA section 608; Type II – HVAC.</li><li>Required to provide own (industry specific) hand tools.  </li></ul><p><strong>Physical Requirements/Environment: </strong>The physical requirements described here represent those that an employee must meet to perform the essential functions of this job successfully.</p><ul><li>Lifting up to 50 pounds.</li><li>Full range of motion with upper and lower body. Ensures garbage and recyclables at residences are picked up and transferred properly; pick up may require using back door. Tags improper refuse containers and waste;<br/>5. Performs Daily Pre and Post Trip inspections as set forth by Waste Pro procedures and D.O.T. guidelines. Completes Safety Lane activity and DVIR daily in accordance with Waste Pro safety lane guidelines. Includes inspection under hood, check under carriage, check fluid levels and air tires. <br/>6. Maintains clean truck and washes exterior weekly. Inspect/Clean Truck: Lift hood, inspect under the hood, walk around and check under carriage; pump gas, check fluid levels and air tires - Uses air gauge, dipstick for levels, and gas pump nozzle for gas fill.<br/>7. Performs a variety of manual duties in the clean-up of scattered refuse; moves and empties large trash bins using truck hydraulics; <br/>8. Prepares, maintains, and submits required company and regulation-mandated reports and documents; <br/>9. Responsible for all persons working on vehicle during the designated route.<br/>10. Must comply with all Department of Transportation and State requirements for operators of commercial motor vehicles.</div><div> </div><div> </div><div>QUALIFICATIONS:<br/>* Must have a Class A or B CDL valid for the state in which the position works.
