We specialize in off-campus student housing, manage over 300 self-storage units, and operate several traditional apartment communities.  Job Summary: Turn Tech’s are responsible for preparing vacant rental units for new tenants by completing repairs, maintenance, and cleaning tasks in a timely and efficient manner. This role ensures that all units meet the company’s quality standards before move-in, minimizing vacancy time and maximizing resident satisfaction. Key Responsibilities: Unit Turnovers & Repairs <ul><li>Complete general maintenance tasks, including drywall patching, painting, caulking, and minor carpentry work.</li><li>Repair or replace fixtures such as lighting, plumbing, doors, cabinets, and appliances as needed.</li><li>Ensure all HVAC systems, electrical components, and plumbing are in proper working condition before move-in.</li><li>Address any pest control concerns in coordination with the property management team. </li></ul>Painting & Finishing <ul><li>Prep and paint walls, ceilings, doors, and trim as needed to refresh units.</li></ul> Cleaning & Detailing <ul><li>Replace or repair flooring, carpets, or tiles when necessary.</li><li>Remove any debris left behind and dispose of it properly. </li></ul>Collaboration & Communication <ul><li>Work closely with the Turn Team and Turn Managers to ensure timely completion of unit turns.</li><li>Report any major repair needs or damages beyond basic turnover scope.</li></ul>Qualifications: Experience: Minimum of 3-5 years in property maintenance, apartment turns, or related field. Skills: <ul><li>Basic knowledge of plumbing, electrical, HVAC, and general repairs.</li><li>Strong painting and drywall patching skills.</li><li>Ability to work efficiently under deadlines.</li><li>Attention to detail and commitment to high-quality work.</li></ul>Other Requirements: <ul><li>Valid driver’s license and reliable transportation.</li><li>Ability to lift up to 50 lbs and work in various physical conditions (climbing, kneeling, bending).</li><li>Willingness to work occasional evenings or weekends during peak turnover periods.</li><li>6 month probationary period</li><li>Must have following tools: <ul><li>Hammer</li><li>Pliers</li><li>Measuring Tape</li><li>Drill</li><li>Plunger</li><li>Electrical Tester</li><li>Adjustable Wrench</li><li>Crowbar</li><li>11-in-1 screwdriver</li><li>Wire Cutters</li><li>PVC Cutter</li><li>Pipe Cutter</li><li>Socket Set</li></ul></li></ul>Physical Requirements General Physical Demands <ul><li>Ability to stand, walk, bend, stoop, crouch, crawl, and climb ladders for extended periods </li><li>Must be able to work in confined spaces, attics, and crawl spaces as needed </li><li>Frequent use of hands and arms to operate tools, equipment, and machinery </li><li>Ability to work from heights, including roofs, lifts, and ladders (up to 20 ft.) </li></ul>Lifting and Carrying <ul><li>Must be able to lift and carry up to 50 lbs regularly and occasionally up to 100 lbs with assistance or dollys.  </li><li>Ability to move heavy appliances, HVAC units, and building materials as needed </li></ul>Mobility and Endurance <ul><li>Able to walk several properties or large campuses daily </li><li>Capable of completing a physically demanding workday, including multiple work orders and turnovers, especially during peak seasons </li></ul>Environmental Conditions <ul><li>Must be able to work outdoors in all weather conditions including heat, cold, rain, or snow </li><li>Ability to wear personal protective equipment (PPE) such as gloves, respirators, eye protection, and hearing protection as required </li></ul>Additional Requirements <ul><li>Ability to operate company vehicles and drive between job sites as needed (valid driver’s license required) </li><li>Must be on-call and respond to emergency maintenance situations outside of normal business hours when scheduled (1 week a month at most).  </li></ul>Why Join Us?
