This role is responsible for managing survey projects, leading field crews, ensuring regulatory compliance, and supporting engineering teams throughout the project lifecycle. 
Key Responsibilities

<ul><li>Manage and coordinate land surveys and investigations
	</li><li>Prepare Topographic Maps, Boundary Adjustments, Subdivision Maps, Records of Survey, and Legal Descriptions
	</li><li>Ensure compliance with all applicable regulations, including boundary calculations and legal ownership requirements
	</li><li>Oversee project schedules and budgets to ensure timely and cost-effective delivery
	</li><li>Serve as an advisor to engineering teams regarding projects, tasks, and operational needs
	</li><li>Apply standard land surveying concepts, practices, and procedures with professional judgment
	</li><li>Perform complex boundary and topographic surveying and mapping tasks
	</li><li>Lead, direct, and mentor field survey crews and survey technicians
	</li><li>Demonstrate creativity and independent judgment in problem-solving
</li></ul> 
Minimum Qualifications Experience:<ul><li>5+ years of demonstrated experience in land surveying, subdivision mapping, topographic mapping, and preparation of legal descriptions
	</li><li>Proficiency with Carlson Survey software and GPS equipment
</li></ul>Education & Licensure:<ul><li>Bachelors degree preferred
	</li><li>Active South Carolina Registered Professional Land Surveyor (PLS) license required
</li></ul>

The ideal candidate will be efficient in Civil 3D AutoCAD, have experience working on land development projects. Ability to work with little supervision. During the design process, candidate will ensure that designs meet all necessary design standards and specifications outlined by the jurisdiction of where project is located.

 

Design Engineer Responsibilities:<ul><li>Understand engineering concepts used in land development.</li><li>Create engineering drawings, pipe networks, and corridors.</li><li>Grading experience on Utilities, site development, or transportation background with flexibility to engage in multi-disciplined project types.</li><li>Create drainage studies for projects, perform hydrology and hydraulic calculations.</li><li>Erosion control design and write stormwater management plan.</li><li>Perform roadway design.</li><li>Water and sanitary sewer layout.</li><li>Create utility study</li><li>Proficient in using water cad, storm cad, and UD Sewer.</li></ul>

 

Design Engineer Qualifications:<ul><li>Bachelor’s Degree in Civil Engineering, or relevant technical degree.</li><li>3-5 years preferred but not required.</li><li>5-10 years working as a design engineer in civil land development field will be reviewed.</li><li>Civil 3D Required.</li></ul>

In collaboration with the Executive Director and the Director of Finance, develops a plan and timetable for new construction and renovation projects.</li><li>Manages construction and renovation projects, including coordination with architects, contractors, and project committees.</li><li>Ensures a clear process and recordkeeping for all maintenance and repair records to meet internal, county, and state requirements. Manage the campus-wide work order system. </li><li>Oversees the Penland water supply and distribution system, Penland septic system, and long-term water plan and goals. Ensure the systems are managed by certified operators (preferably class A).</li><li>Oversees septic, utilities, and schoolwide hazardous waste disposal management systems.</li><li>Works with the Director of Operations to evaluate and update building values for annual insurance premium renewals. </li><li>Promotes energy efficiency and sustainability initiatives aligned with LEED and environmental best practices.</li><li>Oversees land management, campus cleanup, and property stewardship.</li><li>Ensures that all property acquisition processes are thorough and strategically focused. </li></ul>Qualifications: <ul><li>Minimum of 5-7 years of experience in construction, facilities management, or a related field, including 1–3 years of supervisory experience.</li><li>Bachelor's degree preferred.
