As our Outside Plant Construction Technician III, you'll be at the heart of building and maintaining our state-of-the-art PON/fiber network. From installing buried and aerial fiber facilities to mastering construction equipment like trenchers, backhoes, end loaders, and plows, you'll make a real impact every day. You'll also install, test, troubleshoot, and repair fiber facilities to keep our customers connected. A current CDL is preferred at hire, but TDS will train and certify eligible associates through its in-house CDL certification program after hire.</li><li>Physical requirements may vary based on company needs: Ability to climb poles, ladders, towers, and other structures as needed. The Position: We are seeking a relational and motivated Maintenance Supervisor for our brand new, 55 and older active adult, lease up community - Affinity at Missoula. As the Maintenance Supervisor, you will be responsible for ensuring the community is in good working condition and meets company standards. This person will be responsible for ensuring the on-site maintenance team meets community-specific maintenance goals. <ul><li>Manage, lead, develop, and motivate a high-performing maintenance team. </li><li>Maintain a community culture focused on enhancing our residents' way of life while providing excellent customer service and a supportive home environment. </li><li>Build a strong rapport with residents of the community. </li><li>Provide continual training and performance evaluation of associates. </li><li>Participate in the interview and hiring process of maintenance associates. </li><li>In partnership with the Community Director, hold morning stand-up meetings for the entire maintenance and office team. </li><li>Follow (and when appropriate optimize) a maintenance program to ensure the most economical, proper, and safe condition of the property, consistent with the standards set by Axis Residential. </li><li>Perform maintenance and repairs of property facilities, common areas, and units in a timely and professional manner consistent with the standards set by Axis Residential. </li><li>Perform unit turns on vacant apartment homes in a timely and professional manner consistent with the standards set by Axis Residential. </li><li>Coordinate, schedule and respond to all service requests and work orders in a timely manner consistent with the standards set by Axis Residential, LLC. </li><li>Establish and supervise activity schedules of all maintenance associates within the community ensuring timely completion of all duties. </li><li>Perform daily inspections of the building, common areas, and grounds to ensure the safety of residents, protection of the building assets, and detect maintenance problems that require attention. </li><li>Maintain the grounds ensuring that outdoor common areas and dog parks are free of trash and debris. </li><li>Clear walkways and ADA areas of snow, ice, and other safety hazards. </li><li>Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in. </li><li>Maintain and follow a preventative maintenance schedule consistent with the standards set by Axis Residential, LLC. </li><li>Maintain a well-organized and properly stocked maintenance shop and storage rooms while ensuring they are complying with all safety regulations. </li><li>Properly maintain, repair, and account for all property owned tools and equipment owned by the community. </li><li>Order and manage an inventory of all necessary parts and supplies while ensuring adherence to the maintenance budget. </li><li>Schedule and participate in semi-annual apartment inspections. </li><li>Maintain the community pool and equipment, ensure water quality testing is being performed and properly recorded daily. </li><li>Provide evening, weekend, and holiday emergency services when required. </li><li>Maintain on-call availability as scheduled by the Regional Maintenance Supervisor. </li><li>Comply with all company policies, procedures, and Fair Housing laws. </li></ul>Other Duties: This job profile is not intended to be an all-inclusive list of job duties and responsibilities, as one may be asked to perform additional tasks in order to meet the needs of the organization.
