Overview:
<div>Oversees and manages all aspects of New London Hospital’s properties and facilities (New London campus and Newport campus).  Manages all aspects of facilities operations including all mechanical, electrical, life safety, plumbing, grounds, general maintenance.    Supervises maintenance technicians.</div>

Responsibilities:
<div><ul><li>Supervises facilities management personnel. Supports NLH employee engagement efforts and supports growth, training and development of maintenance technicians.  Interviews candidates and makes recommendations for employment.  Completes performance check ins on all assigned personnel, and provides counseling and coaching.  Works closely with human resources and facilities manager on any disciplinary action required.   </li><li>Schedules staff to provide adequate coverage 24/7.  Delegates assignments to ensure timely and efficient completion of preventive maintenance, work orders and projects.</li><li>Coordinates winter snow removal schedule and assignments.  Performs snow removal activities as a member of the team.</li><li>Under general management, directs staff in the daily operations and maintenance of buildings and equipment in New London and Newport locations.  Assures proper documentation of preventive maintenance and inspections.  Ensures compliance with safety regulations, CMS conditions of participation and building codes.</li><li>Monitors work orders in the hospital’s CMMS system, maintaining ongoing daily communication with the work order system for prioritization of workloads.</li><li>Assists with completion of cost and time estimates, and/or obtains estimates from outside contractors, for proposed work or purchase and installation of new equipment. Recommends acceptance of bids. Coordinates, inspects, and approves work performed by outside contractors.</li><li>Supervises and directs third-party vendors and contractors.</li><li>Evaluates the operations and maintenance practices on equipment or systems. Plans modifications, rebuilds, and/or replacements to achieve more cost-effective operations and improve reliability. Works closely with facilities manager to develops a 5 year equipment replacement/upgrade schedule for planning/budgeting projections.</li><li>Instructs personnel in operation and repair of equipment or systems. Develops procedures for equipment and system operation and back-up plans. Maintains and instructs classes on equipment, equipment policies, emergency backup and/or redundancy plans for critical system failures for off hour, weekend, and holiday personnel.</li><li>Orders parts and supplies to maintain inventory. Conducts competitive price checks. Recommends equipment purchases. Assists the Director in planning budget.</li><li>Assures all supervised areas and immediate work areas are clean and orderly.  Maintain appearance and overall environment for all facilities by ensuring that daily tasks are completed.</li><li>Serves as on-site technical consultant for issues related to the daily operations of the buildings and all infrastructure. </li><li>Performs other duties as required or assigned.</li></ul></div>

Qualifications:
<div><ul><li>High School Diploma or equivalent</li><li>Valid driver’s license with a clean driving record required in accordance with NLH’s Driver Disqualifications Guidelines.</li><li>4 years of experience in field of technical specialization</li><li>3 years of experience supervising mechanical systems, building operations and maintenance service in a healthcare or equivalent setting</li><li>Strong experience in HVAC preferred</li><li>In depth knowledge of maintenance and building management systems, strong expertise in mechanical diagnostics and repair required</li><li>Must be available for emergency on-call duties 24/7 as part of the facilities team rotation</li><li>Strong written and verbal communication skills to positively interact with all levels of the organization</li><li>Exceptional organizational skills, able to prioritize work in a fast paced and fluid environment</li><li>Must be self-motivated, capable of analyzing and solving complex problems through innovative thought, problem-solving and collaboration</li><li>General computer knowledge of Microsoft Word and Excel</li></ul></div>

We are looking for friendly and flexible team players that understand attention to detail as we maintain the cleanliness and appearance of resort properties. The Utilities Director is responsible for all aspects (financial, safety, compliance, permitting, construction, maintenance, operations, customer relations, reporting, staff, public relations, regulatory affairs, etc.) of the Sugarbush owned Utilities for reliable functioning of these systems to protect human health and the environment. They will plan, implement, supervise, coordinate, monitor and evaluate all the specific functions associated with the operation of the Utilities Companies while developing and modifying services and systems in accordance with company needs and resources as well as government regulations. This position develops and maintains budgets, both capital and operating, that ensure safe and proper operation of all facilities, oversees all permits associated with the Utilities and ensures all requirements for compliance are met. This position is Full-time Year-round with a starting pay at $70,000 annually depending on experience. Willing to train the right individual to come on as a manager and complete the required certification to become the director.RESPONSIBILITIES:<ul><li>Ensure adequate maintenance of infrastructure, including the Water/Wastewater plants, pumps, pump systems, compressors, electrical components, telemetry, etc.</li><li>Work closely with the Facilities department in regard to snow removal/storm water plans, and the impact on road maintenance, ditches and sediment basins.</li><li>Maintain adequate parts inventory for critical repair components.</li><li>Compile and update maintenance schedules and appropriate documentation.</li><li>Address issues dealing with potential disasters with respect to the environment and safety of the operating staff.
