    Posted22-Apr-26LocationSanta Monica, CaliforniaTypeFull TimeSalary24,000 - 26,000 (Santa Monica, CA)CategoriesOtherInternal NumberR0169617Job Description SummaryThis position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.Job DescriptionPosition: Maintenance Technician – Living at Santa MonicaProperty: 15 buildings, 739 unitsProperty Type: StabilizedSchedule: Weekends required (subject to change); participates in an on‑call rotationRequirements• 1+ years of property maintenance experience• EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians)• All certifications required by State and Local jurisdictions (applies to all Service Technicians)• Valid driver's license to operate a golf cart on property (depending on property size)Essential ResponsibilitiesComplete assigned work orders from resident requests and perform preventative maintenance by diagnosing defects and making repairs per policy, procedure, safety standards, and code requirements.Complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspections, creating a punch list of maintenance work needed, scheduling vendors and contractors, obtaining supplies, completing all maintenance tasks, and inspecting completed work.Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from maintenance, tracking inventory used, returning unused items to established locations, and notifying the maintenance supervisor about re‑ordering needs.Complete documentation and paperwork promptly, accurately, and comprehensively to ensure service requests are properly recorded and tracked.Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and using tools and equipment properly.Other ResponsibilitiesComply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.Periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards, scope, and specifications.Service TechnicianAssist in routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the property's physical needs to management.Physical DemandsAbility to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.May be required to travel to assist other properties, attend training classes, business meetings, or other situations necessary for the job.Must be able to work a flexible schedule, including on‑call during evenings, weekends, and holidays.Additional CompensationCorporate positions may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.On‑site property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.Robust Benefits OfferedCompetitive medical, dental, vision, disability, and life insurance benefits.
