As the Affiliations Lease Analyst, you will facilitate real estate transactions and help create value for all affiliating Doctors and their teams as they transition to a Heartland Dental supported office. This includes working with landlords, brokers, and Dentists from around the country to properly evaluate commercial properties, and help transition the real estate to Heartland Dental and our growing portfolio. All Heartland Dental supported doctors are united by a common goal: delivering the highest quality dental care and patient experiences.To give you an idea of the team structure, you will work alongside Real Estate Analysts, Brokers, Business Development Representatives and Internal Analysts reporting to the Manager of Real Estate. Below is an overview of the duties and responsibilities associated with this role:Determine the fair market value of the real estate for all practices under consideration for affiliation with Heartland DentalReview and thoroughly examine existing lease documents to ensure market terms and long term viability of the practiceDraft, negotiate and execute lease assumptions or new leases for affiliating DoctorsAdvocate for the long term profitability and growth of our practice portfolio by implementing guard rails for market lease rates and favorable lease termsNegotiate on Heartland Dental's behalf to achieve favorable lease terms with landlordsCollaborate with our sister development company to provide solutions for Doctors wishing to sell their real estate through affiliation of their dental practiceDevelop a fundamental knowledge of Heartland Dental's corporate structure and financial performance in order to effectively communicate with prospective landlords to advocate for favorable lease termsPartner with multiple internal departments to establish and maintain repeatable, scalable processes for affiliating practicesEnsure reporting and key performance indicators are completed for all affiliating practicesDevelop a fundamental knowledge of Heartland Dental's operations and processes through extensive cross training with multiple departments including Development, Affiliations, Accounting, Finance, and Operations.Other projects as assigned Minimum Requirements:Completion of one of the following: Bachelor's degree in Business Management, Real Estate or similar field; or an associate's degree with 3 years of Business/Operations/Real Estate experiencePractical working knowledge of Business conceptsStrong computer skills, including experience with Microsoft Word, Outlook Excel and PowerPoint.Strong organizational skills, accuracy and attention to detail Ability to work well under pressure and prioritize multiple tasksStrong and confident verbal and written communication skillsAbility to interact with co-workers in a collegial manner to accomplish common tasksHigh level of maturity, personal initiative, and sound judgmentDesirable Qualifications:Real estate experienceExperience reviewing leases and/or legal documentsWe put our people first at Heartland Dental, and that shows in our generous benefits package.Company retains the sole discretion to change the duties of the position at any time.We provide all employees and applicants for employment the protections of federal, state, and local laws affording equal opportunity in employment.
