1st Class Limited Stationary Engineer - PRN

Essential Functions/Duties/Responsibilities:

• Monitor the central plant, fire systems, and other equipment and maintain logs.
• Monitor the building automation system and maintain functionality.
• Perform preventative maintenance on all appropriate equipment as required.
• Maintain and keep updated records in the electronic work order system
• Respond to and resolve equipment or building related problems reported by residents, employees or other customers including, but not limited to, life line phones, door monitor, and alarm systems, and nursing call light systems. 
• Responds to emergencies related to plumbing, fire, fire alarms, and emergency generator systems. 
• Perform repairs including plumbing, minor electrical, and HVAC in assigned residences and common areas. 
• Order supplies and equipment as authorized by the Plant Operations  Manager. 
• Maintain materials, tools, and equipment in good working order.   

• Perform monthly maintenance checks of building, grounds and facilities. May assist inspectors and contractors in the testing, inspection, or repair of equipment, utility/emergency systems and structure.

• Monitor the pool equipment and maintain a log.
• Assist with snow removal and salting to assure all walkways are passable and safe.
• Provide backup response when needed to Nurse and Security Guard for Independent or Assisted Living residents who have fallen and need assistance getting up.

• Ensures proper Engineer shift hand-off.
• Performs other related functions and duties as assigned.

Required Skills/Abilities/Competencies:

• General knowledge of electrical, plumbing, boilers, refrigerators, freezers and HVAC.
• Excellent verbal communication skills in order to provide quality customer service and handle difficult situations.
• Proficiency in operating an alarm monitoring system, fire panel, and SARA system.
• Problem solving and decision-making skills.
• Strong interpersonal skills and understanding of quality customer service.
• Basic computer skills to utilize the electronic work order system via iPad, Phone or computer.

• Ability to effectively interact with a diverse leadership team, staff, residents, and third-party associates, including vendors, providers, and visitors
• Ability to prioritize tasks and operate with little to no direct supervision.
• Ability to function well in a high-paced, specialized and at times stressful environment.
• Ability to work in high-noise environments for extended periods of time and in attics, and other tight or small spaces with little to no conditioned air or air flow.
• Proficient with Microsoft Outlook or related software.

• Understanding and implementing written and verbal instructions
• Reading and interpreting detailed prints, sketches, layouts, and specifications
• Preparation of reports, records, and logs
• Planning own work
• Working independently or as a member of a team, and the ability to work with limited supervision

Education and Experience:
• 1st Class Stationary Engineers License through the City of Tulsa
• High school diploma or an equivalent combination of education, training and experience is
required.
• Valid state driver license is required.
Safety/Security Requirements:
• Must successfully pass a pre-employment drug test
• Must successfully pass a criminal background screening
• Must successfully pass a tuberculosis (TB) screening test
• Must meet requirements on a motor vehicle records (MVR) check
Physical Requirements:
• An extensive amount of standing, walking, kneeling, bending at the waist, and reaching above
the head and shoulders
• Ability to occasionally crouch and crawl in confined spaces and routinely climb ladders and stairs
• Ability to routinely lift and push up to 25 pounds and occasionally lift up to 50 pounds
• Frequent use of ordinary communication, including normal levels of hearing and vision, including
both near and far seeing, color discrimination, field of vision, and depth perception
• This position is performed both inside and outdoors in a variety of weather conditions and must
periodically work in areas of loud noise. Work is sometimes performed in a shared shop
environment.
