Acquisitions Associate

Position Overview

A leading $70B AUM real estate investment platform is seeking a Transactions Associate to join its acquisitions and investment team. This individual will play a key role in evaluating and executing investment opportunities across a diverse range of property types, portfolios, and strategic transactions throughout the United States.

The Associate will work closely with investment, asset management, capital markets, research, and finance professionals to support all stages of the investment lifecycle, from underwriting and due diligence through execution and portfolio management. The ideal candidate is analytical, detail-oriented, and capable of thriving in a fast-paced, collaborative environment.

Key Responsibilities

• Build, maintain, and enhance financial models to evaluate potential investments, including property acquisitions, portfolio transactions, development opportunities, and structured investments.
• Perform detailed cash flow analysis utilizing Excel and Argus Enterprise.
• Develop thoughtful underwriting assumptions and assess appropriate risk-adjusted return expectations.
• Conduct comprehensive due diligence on prospective investments, including review of environmental, engineering, title, survey, lease, operational, and financial documentation.
• Analyze market fundamentals, competitive positioning, and investment risks to support transaction recommendations.
• Prepare investment memoranda, presentations, and supporting materials for internal review and investment committee approval.
• Gather, synthesize, and present information from multiple sources to support investment decisions.
• Monitor the performance of existing investments and assist with portfolio-level analysis and reporting.
• Create and maintain portfolio and valuation models.
• Support financing, refinancing, and disposition initiatives across the portfolio.
• Assist with investor reporting, strategic projects, and ad hoc analyses as needed.

Qualifications

• Bachelor's degree in Finance, Real Estate, Accounting, Economics, or a related field.
• 3-6 years of professional experience within real estate acquisitions, asset management, capital markets, investment banking, private equity, or a related investment-focused environment.
• Strong financial modeling and analytical capabilities, including cash flow forecasting and investment underwriting.
• Experience evaluating commercial real estate investments across one or more major property sectors.
• Exposure to portfolio transactions, development projects, debt investments, or structured real estate opportunities is a plus.
• Experience preparing investment recommendations and presenting analyses to senior decision-makers.
• Advanced proficiency in Microsoft Excel; experience with Argus Enterprise strongly preferred.
• Excellent written and verbal communication skills.
• Strong attention to detail, organizational skills, and the ability to manage multiple priorities simultaneously.
• Demonstrated ability to work both independently and collaboratively within a team-oriented environment.
