Job Skills / Requirements

We are seeking a dependable, hardworking, and detail-oriented Apartment Maintenance Technician / Custodian to join our property management team. The ideal candidate will be responsible for maintaining the cleanliness, safety, appearance, and functionality of apartment buildings, residential units, and common areas.

This position combines general apartment maintenance, custodial services, preventative maintenance, minor repairs. The successful candidate will help ensure apartments are move-in ready, maintenance requests are completed promptly, and residents enjoy a clean, safe, and comfortable living environment.

Candidates with experience in apartment maintenance, building maintenance, janitorial services, facility maintenance, or residential property management are encouraged to apply.

Key Responsibilities:

Apartment and Building Maintenance:

• Perform general repairs and routine maintenance throughout apartment buildings and residential units.
• Complete maintenance work orders and respond to resident repair requests promptly.
• Perform minor plumbing repairs, electrical troubleshooting, painting, drywall patching, and hardware replacements within the scope of training and authorization.
• Conduct routine inspections of apartments, hallways, stairwells, and shared facilities.
• Assist with preventative maintenance to help reduce equipment breakdowns and costly repairs.
• Prepare vacant apartments for new residents, including cleaning, touch-up painting, minor repairs, and make-ready services.
• Identify maintenance concerns and report major repairs, safety hazards, or equipment issues to management.

Custodial and Janitorial Services:

• Clean and maintain hallways, lobbies, stairwells, laundry rooms, elevators, and other common areas.
• Sweep, mop, vacuum, dust, and sanitize designated areas.
• Remove trash, maintain dumpster areas, and help keep the property free of debris.
• Clean windows, doors, fixtures, and other building surfaces as needed.
• Maintain a professional appearance throughout the property.
• Follow appropriate cleaning procedures and safety guidelines when handling cleaning products.

Qualifications:

• Previous experience in apartment maintenance, custodial work, janitorial services, building maintenance, or a related field is preferred.
• Basic knowledge of general repairs, plumbing, electrical systems, painting, and building upkeep is an advantage.
• Ability to perform cleaning duties, lift and carry supplies, and complete physical maintenance tasks.
• Strong attention to detail, time management, and problem-solving skills.
• Ability to work independently and as part of a team.
• Reliable attendance, a positive attitude, and a strong work ethic.
• Good communication and customer service skills.
• Ability to follow instructions and comply with workplace safety procedures.
• MUST HAVE OWN BASIC TOOLS

Compensation and Benefits:

• $22.00 per hour
• Full-time schedule (Mon-Fri from 7:00 am- 3:30 pm)
